The buiding and the room are old. The only advantage is free parking.

For the cost this hotel was very good, free parking,nicely situated for access to town. Bus service so close. , Had nices meal in hotel restaurant and free morning breakfast .

Hotel needs a spruce up in places and basic. However still great value for the price paid. Staff go out if their way to check your stay is enjoyable. Easy access to Brighton sea front - 30 min walk or few stops on bus with bus stop directly outside property. Fred parking was a massive bonus for trip to Brighton for the day.

Breakfast was the best thing about this place! It's a little dated and tired and could be very nice but lots of things were off - door handles loose, loo roll holder hanging off, no sockets by the bed (essential in this day and age no?) But yes brekkie was very good, plentiful and tastes good, great transport links in to the city and

room needed up dating,staff at breakfast very pleasant and helpful, bar area needs updating. the hotel is in a great spot for buses into Brighton and no car parking charges. we enjoyed our stay and would go back.

Excellent choice for breakfast. Evening meal amazing

Lots of outside noise til late in the night. The shower only ran cold water and the plug didn’t fit the plug hole in the bath. Breakfast was okay and staff were lovely. If you are willing to tolerate the above then its a cheap option for staying in Brighton with free parking and very close to Preston park parkrun.

The hotel is ok for a stopover. Decor and upkeep needs some tlc. Breakfast ok. There is a bus stop outside the hotel that takes you to the city centre. National express stops outside. Basic English breakfast buffet of the usual. A choice of eggs would be good. In general not bad value of the stay.

Great location, parking, near shops, restaurants and Preston Park to walk and exercise. All staff friendly and helpful especially Galina, Alexandra, Ali and Roy. Room super clean and comfortable bed. Certainly stay again. Thank you everyone

Great location friendly staff good Breakfast

The hotel is in a very good location with ample free parking. The room and bathroom were large and clean with fresh towels and complimentary toiletries. The staff were friendly, welcoming and informative. The hotel is somewhat dated and does look like it could benefit from some renovations but i believe it is under new ownership and so hopefully this will be done. I would not hesitate to stay here again.

friendly staff comfy bed and a decent price!!

Slightly tired decor although it is being repainted. Room warm and good size with plenty of tea and coffee and bottled water. Comfortable bed. Friendly welcome and breakfast host was very helpful and friendly. Nice cooked breakfast. Good value.

I'm actually happy to give the Preston Park Hotel a 5 star rating. I found absolutely nothing negative in my stay. There is ample parking on site. Staff were all amazingly friendly and helpful, and the room was a decent size. More than big enough for myself and my Girlfriend to be comfortable. I'm guessing the bed had a good quality memory foam mattress, because the bed was wonderfully comfortable. The complimentary Tea/Coffee provision in our room was extremely generous, and the Breakfast was very nice, with a decent selection available. Some would call the Preston Park Hotel basic, but as a base location for an evening out in Brighton city centre, it was perfect for our personal needs. Absolutely no gripes here. 👍

Our bath water running was ok but shower wasn’t working properly, staffs from the reception and breakfast were very friendly. We been there third times and nice to see them again. We will come back again maybe in the spring or summer.

Room was ok, could do with upgrade but was clean. Staff at the breakfast were great! Greeted us with a smile, offered drinks and were very polite.

Nice close to the supermarket and friendly staffs at the hotel.
