I think a lot of people has reviewed on this. But I can only said air conditioning system issue need to be fix. Otherwise it is hard for other customer wants to stay. It is summer time and the air conditioning system not work. All you got is a fan will only have little help. Can you imagine stay in the room with 27C? And there is not compensation. Charging almost 100 pound per night, and it is the sleep environment we got.

close to railway station, walking distance to local restaurant; ask for a quite room but get one on the outer edge of building next to traffic

Nice hotel, needs a bit of TLC, bed and shower good which is a win. Fuming at 5am when i had half an hour of what sounded like bin men smashing the car park up!

Great place, really helpful staff and rooms good. Fab value, we always stay here with / without kids when in Ipswich area

Only problem was parking, non-cancellable booking and advised after booking made of £ 10 car park fee, had to pay as could not cancel ! Car registration details not linked to room number so if blocked in, that is how you will stay !

The stay was wonderful. The staff very friendly. Nothing was too much for them.The room was cleaned every morning. The only thing is.The room was booked for 3 nights by 2 people.Only one set of towels in the room.Then next morning after a clean l had to look for the room attend requesting another set of towels. This bugged me.It would be nice to have a phone in the room,also an iron and ironing board.

Check-in was quick and simple. Clean and spacious room with a good walk-in shower. However, the TV kept losing its signal which was rather annoying. Breakfast is a hot and cold self-serve buffet. The evening menu has a good variety of choices. On-site parking is limited and was full by about 16:00 on the two nights we stayed.

Will definately stay again. Only down side is big hotel with only small carpark, only bout 20 carparking spaces inc bout 4 dissabled. This will also cost you £10 a night

A stranger was given a keycard to our room and wandered in while my wife was changing. When I told reception about this very serious and potentially dangerous issue, she said "Well what do you expect me to do about it?"

Great location for our group & only a 10m walk into the waterfront area

Perfect for our group, with 11 rooms booked. Breakfast good, check-in staff really helpful & friendly & all rooms were good

Night manager very unhelpful which was a real shame as the rest of the staff and the hotel was great

Self check in was easy. Liked that the doors were code operated. Room was spacious, clean and well thought out. Hairdryer was excellent! Bathroom was clean and functional. Breakfast was great. The hotel is very clean and fresh, would visit again!

All round excellent hotel

Close to the train station which is why I chose it. About a 1 km walk to waterfront restaurants and bars. There is really not much nearby. Buffet breakfast pretty good. Bizarre system where you get a 7 digit access code for your room. Tip: photograph it on your phone.

Could use a mini fridge and microwave in the rooms .
