Initially we were not impressed with this property. No reception, just a voice at the end of a phone. We never got a "check-in" email, which should have come prior to arrival. We eventually managed to get in the building after 40 minutes. That was the only negative as or room was great, very spacious with clean towels, kettle and fridge, filled with what we needed for breakfast the following morning, which we used in the lovely kitchen the day after. I would recommend this property. It was a 20 minute walk to the centre of Lincoln, so a great location too.

Trying to get access to information to the property was hard work. Multiple attempts to get the code and room number details. Key pad difficult to use. Was locked out on one occasion. Had to ring help line at 1 am as key pad would not work. Bed uncomfortable, thin mattress. Rusty radiator in bathroom. Peeling paint in the bathroom. Late check in of 4 pm and early check out of 10am quite restrictive of somewhere costing well over £100 per night.Sadly would not recommend due to the above issues and proximity to town centre. Well over a 40 minute walk

Absolutely terrible - lots of broken things, in room, shower didn’t work, absolute shambles of a place - all reported On main road, bring ear plugs - will not stay again avoid at all costs !

Great room with all that was needed. En-suite with shower, comfy beds.

Everything was fine, clean, parking, check in and out, couldn't fault anything, would defo use again.

Not the greatest start to our stay in Lincoln. Link to the check in codes / guide didn’t work so had to call the helpline who were far from helpful when we were trying to figure out what parking space to go into. We had room 8 and they said to park at bay 8 which didn’t even exist!!!! How do the hotel staff not know this about their own hotel? Took a while for them to finally tell us which bay to park in. The curtains are also paper thin and let in so much light in the morning. Which is great if you like waking up at 6am. On a positive it was clean and tidy and there was little noise from other guests. The fridge was a nice touch. However probably won’t stay here again. 3 stars.

Next to the main road so extremely noisy at night. Also next to the police station so lots of cars and sirens in the middle of the night. Poor night's sleep! Would not recommend. Otherwise clean and staff online were helpful.

The room smelled heavily of cannabis from previous occupants and the bed was broken ,customer service a switch board ,unable to offer comparable room we did not stay, after 5 phone calls and a 2 hour wait.We found alternative accomodation.

Front door was tricky to open. No other issues.

It’s near the road but it was very very quiet.I will definitely come back again.♥️

Last time I checked in the room (RM 20) was smelling of smoke and the shower wasn’t running and was the most disappointing experience have ever had with any of the Simple Stay hotels

We arrived and our room door was wedged open. The digital door lock did not work and had to be reprogrammed. The bed had a plank under the mattress to hold it up. There was a strong smell of cigarette smoke in the room. There were residents wandering around and could have been in our booked room as it was not secured. The communal area was dirty and the bins were overflowing. If you have a car bigger than a Corsa you will not have enough room in their marked car parking spaces. To top it off there was 2 people at the rear of the building smoking weed. I spoke to someone on the phone to tell them the issues and they were not bothered. I asked for a full refund but this was refused. They show an AA 4* accreditation but this accommodation would be lucky to get a 1*. We did not stay here and booked into a different hotel which was fantastic. AVOID AT ALL COSTS!!

Can’t rate the interior we never saw it, the front door failed and we could not gain access, had to deal with a call centre, the management company simply stay asked a resident to try and gain access. The resident said the door failed that morning and is unreliable anyway. Maintainance came and bodged the door with double sided tape which failed, we had to book another property nearby, as we had reservations for an event, we also felt unsafe as there was every chance we would be locked out in the middle of the night after returning. Simply stay and Tennyson will not refund this stay even though we could not gain acesss, please think t ice about dealing with any simply stay properties you have to deal with a call centre who then tries to get local management companies who are not simply stay to attend.

Good room

The oven doesn't work, there is no parking space for twin room even when when the parking spaces were free. I could hear the cars the all nights and I couldn't sleep. Some people smoked weed inside the property. Inside the twin room someone definitely smoked cigarettes. I wouldn't recommend this guest house to anyone.

Turtle Bay for Breakfast. Doing all 51 Turtle Bay’s in the UK.so it was a good place to stay.
