First Dormy stay. Cool concept/group. Great staff. Extensive Japanese breakfast. Guest laundry colocated with onsen area. Unlike most of Japan, neighborhood is actually fairly dirty with lots of street trash. That said, great restaurants, shopping of all kinds all around the hotel; and, location is superb for accessing transit throughout the city as well as for day trips via Ueno station, and, access to Ueno Park for green space and museums.

Very friendly staff, room was compact but well laid out, air-conditioning worked great during the heat wave, close to Ueno station and was able to get extra softer pillows. Laundry was convenient for a longer stay.

Rooms were small. Got stuck in a smoking room with a small bed even though we booked for 3 people. They didn't have a futon to lend us either. But we made it work. 3 of us just had to cram in to a double bed. Bathing facility was small as well but clean and functional. Overall staff was nice and we had a good experience. The hotel location is gold. Its unbeatable. It's in the heart of one of the liveliest area. Walk out and in a few steps there are tons of food and shopping. Also like 2 min walk to the closest station. Will stay here again.

Very unhappy with the cancelation fee. 2 nite reservation, understood to be no charge for canceling. Cancel 3 days ahead, charged for 1 of the 2 nites anyway. Won't use expedia again. Their info says no cancel fee prior to the day before. Not true.

Great amenities. The hot spring is a big bonus. They adjusted the hot spring hours to accommodate people traveling during new year. Very considerate! They also offer free snack, late night ramen. My stay was amazing!

This was at least my 5th time staying at this hotel. I found the front desk staff friendlier and more attentive than my last couple of visits. If any downside to say about my stay at all, it is the absence of a room cleaning service. They stopped providing regular room cleaning service, which I think is acceptable for people only staying 1-2 nights. However, I found it a bit odd not to have this service when my family and I spent a total of 5 nights with them.
