When we arrived, we were given a room that clearly hadn't been cleaned. There were splatters and stains all over the walls and furniture.
I asked for a new room and we got given it immediately, which was great.
I will say the pictures are deceiving...we had a miniscule room with a window that looked at a wall.

Whilst aware of hotel distances from the subway, one especially feels the effort of moving luggages from hotel to subway to train station. Several bus stops around hotel vicinity. Be prepared if you want to stay here. Rooms are clean, new but small. Typical of Jap hotels.

very nice clean and peaceful surrounding stores are very nice even a 24 hour restaurant which is great. This is walkable location. The staff was so kind and the breakfast was great. An amazing part of my trip.

A great little hotel in the center of Kyoto walking distance to most of the downtown attractions and endless number of restaurants.
The staff is very professional, friendly and efficient. The rooms are small with a frosted window looking into the 2 ft space between buildings. However given the price , the location and the high quality of the rooms, furnishing and state of repair, this hotel is a great place to stay.
The full set breakfast included was very different than what we usually eat for breakfast but all very good: fruit salad, croissant, eggs, bacon, chicken, fish seaweed, meat balls, potatoes, and salad!

The heat and humidity in Japan is oppressive. It is even worse in a small room with no air conditioning.
The air conditioning unit in my room was not functioning. It created a small hot room that was nearly impossible to sleep in. I had to crack the door to let air in. When I raised this with staff, they said they would fix it.
They did not.
When I asked for a discount or some kind of recompense for the deeply unpleasant experience they said it would be impossible.
I really don’t recommend you stay at this hotel. Unless you’re trying to lose 20lb in water weight and wake up dehydrated every morning.
