The place is simple. Rooms vary in size from tiny (and inexpensive) to much larger with AC and private washroom. I stayed in both. The rooms were clean and the beds were adequate. The staff were always friendly and helpful. I stayed 4 weeks and would return.

The rooms were incredibly so small & narrow. The shared toilet and shower rooms were OK & Clean. The building looks good from outside & seems to be from those colonial times. With proper restoration & management, in the future, this guest house could be better than this especially when the location is just opposite of River View. The management style is clearly from those olden times ( 1970-1990 Tourist Burma Age) all paper-based. This guest house deserves to be upgraded as mini-hotel especially when the location is just so great near the river. With 7 US $ per night I would say it is OK.

Anthony who works there quoted us one price and then charged another. There is a man who I think works there who loudly horks and spits from three am onward and wakes everyone up. The gentleman upstairs will give you pamphlets on Buddhism and preach whether you are interested or not. Brutal. Pay another eight dollars and go to a real hotel with your own washroom. I wish I had heeded the reviews I had read.

Good location, breakfast on the balcony overlooking the Bay of Bengal is great. However, it definitely is not worth the price they're asking when you have to share a bathroom.

Staff were really kind. Breakfast was simple but filling. Our room at the back reminded me of a mental asylum, aircon worked, bed was comfy.. blanket weird. I hear the rooms upstairs are beautiful and more expensive. The bathrooms are clean, but very ropey looking. Do not provide towels - which would be good. This place was so cheap, it did the job. Booked day trip to ogre island and bus ticket to Dawei. Best restaurant in town is super nearby as is the night food market.

My check-in was not a good experience, the gentleman was not friendly at all.
When we saw our room, we thought it was a joke! No window, room was tiled from bottom to top and we felt like we were in jail.
We ran away from this hotel 5 minutes after our check-in and of course paid for nothing.
I would not recommend this hotel at all, except if you don't mind these type of rooms.

Wifi was terrible and I couldnt connect even though I was in a room next to lobby (also very noisy). I did not like having to leave keys at front desk when I left either for security reasons.

they said they did not have our reservation and would not accept the e-confirmation so they put us into the worst room in Myanmar-a small cell, essentially no mattress on wooden boards and we had to pay even though we had prepaid. Next day we had to demand they contact the booking agency as we had emailed them that night. When the hotel talked to the booking agency low and behold the hotel person found the booking- and said sorry and moved us to the room we booked which was better with AC. The place needs better cleaning and the bathrooms need a deep cleaning. The towels are mainly old and thread bare. The location is great and sitting on the balcony for breakfast was nice and the girls doing breakfast were lovely. They told us our ride to Mae sot thru them was in a comfortable van-not. It was in a private car that we paid for 2 locals to join us. And the driver did not use the new road but took a cut off on a dirt and being constructed road that we think was done to avoid paying road tolls. Be wary of the management making arrangements for you-they like the money but do not ensure any quality.

If you find yourself on a shoestring backpacker budget this is your place! If you plan ahead and book rooms through hotels.com odds are you aren't the door to door budget seeker and just looking for a nice room and a good deal. I booked a too cheap to be true room which included a bathroom! When I arrived late at night I was shown my cell (they don't have rooms, these are literally cells) no bathroom. Ok fine whatever it's 2 little nights... The bathroom was very communal and down a narrow staircase from my cell. As I arrived late I went to look for something to eat and returned with a snack from a store and a beer since nothing else was open. I was told I needed to come inside because they were locking up. I don't know how you feel about the system of a hotel rolling down gates and dead bolting every available escape. And I'm an adult. Curfew? I don't mind the inconvenience of waking somebody up to get back inside,but the safety of not being able to leave in an emergency? In the morning I was woken up by the loud footsteps of my other cell mates stomping around as the walls are thin and old wooden floors.
So decide for yourself. If you want to save a buck for the price of comfort go for it! The men running the place are adorable so I feel bad leaving a bad review. Just know what you're getting into and either hotels.com needs to do some quality control or the hotel itself needs to be more clear that your room has a shared bathroom. Good luck. Hope this helped

Great couple of old boys run the place but it's a basic bed with fan and just about enough room to put your bags in. However at this price don't expect much but it's friendly and they have lots of info if you ask.

Trop cher pour un carré mal isolé des bruits exterieurs
Si ce n'était pas la Birmanie cette piaule mouroir vaudrait 3 à 4 euros mais c'est facturé 13 euros car ce boui boui n'a pas de concurrence direct.
Salle de bain sale et vétuste voir glauque pour une femme seule
Bref un hôtel où l'on va par obligation et non par vrai choix

Une guesthouse infâme, des communs vieux (precisez sur la plateforme qu'il n'y quasiment que des WC a la turque) et d'une saleté réellement effarante, des chambres-cellules immondes et étouffantes, draps très douteux, un accueil sinistre... bref, le pire hébergement que nous ayons eu en Birmanie (voire en Asie ou nous voyages très régulièrement en backpackers). Fuyez tant que vous n'avez pas booké ! pour nous, nous avons pris nos jambes à notre cou au bout de 2 nuits...

La chambre après calcul mesure tout au plus 8 petits mètres carrés..... Aucun ménage pour 4 nuits ni changement de drap.....Chambre placard à balai...... Pour ce prix là en Birmanie c'est la norme,mais pour le reste de l'asie c'est un scandale.....Si des français ont décidé de ne pas dormir avant minuit, vous ne fermerez pas l'oeil,car il n'y a pas d'insonorisation.. ....Salle de bain commune sentant très fort..... Hostel très bon pour réserver des visites ou des excursions.... sinon.... il faut avoir de la chance, une moitié des chambre a été rénovée, et l'autre non. J'étais bien entendu dans une chambre non rénovée, la pire où j'ai eu à dormir pendant mes 3 mois de voyages. Matelas 'ondulé' , sale et humide, insectes à volonté, et lit de 1m75 (mes pieds touchaient le mur dans la chambre 17).
