We loved our stay at this fantastic hotel. The property is beautiful and calm and the staff is incredibly attentive and kind. They were hit hard by the flooding in October 2024, but they have done incredible work to repair the facilities. When we were there (early Nov 2024) the pool was open and only the garden next to the river was closed while they re-grow the turf. We are 2 adults 2 young kids and the 2-bedroom suite was perfect for us.

1. The air con in the room (on 2nd floor) emitted a very bad odor.
2. There was a loud humming noise from a machinery motor near the roof that made sleeping at night quite impossible.
3. The reception of the TV was very bad.

This place is amazing! So undersold from our research. All the staff are amazing - particularly all the girls on reception but also the catering staff, bellboys/maintenance men/gardeners! So clean and huge ‘town house’ for the family. Delicious breakfasts made to order for a specified time. Fresh coffee machine. DVD player and huge film collection. Delightful riverside setting and refreshing plunge pool. Twice daily free shuttle taxi into Chiang Mai central, free transport to & from local fantastic Thai restaurants and a hotel mobile phone to call for help etc at any time. Organized taxis and tours with no fuss. Felt very safe and detached from the hubbub of central Chiang Mai. All round absolutely brilliant.

I came to Chiang Mai for the Yee Peng and Loy Krathong lantern festivals. The staff at Villa San Pen-Seua were very accommodating to a solo traveler who couldn't understand the language. They helped me navigate my way around the city and gave suggestions on both places to see and places to eat. The place itself was magnificent; it was so peaceful and serene. I think the only slightly negative thing is its distance from the city center, but they have a shuttle service twice a day to get you to many of the tourist spots in the city. Really, you don't need to go to the city unless you plan on doing all the sightseeing; there are a lot of things to see (and eat) that are a walkable distance from the hotel. Plus if you do go into the city, it's so nice to come back to the peace and quiet. Overall I would highly recommend staying here.

We found the family room a good size for 2 adults and a child. We loved the design and furnishings in the room and the whole hotel. Staff were super-friendly and helpful, assisting with luggage, transport, meals and tours. In the local area we visited the Elephant Parade, just a short walk from the hotel, and Tamarind Garden, a restaurant. We used the free shuttle to go into Chiang Mai and found it easy using Grab taxi to get home and to Central Festival. Overall a lovely relaxing trouble-free stay!

Great hotel spacious, large garden, canoo to borrow as well as bikes and games. Pool is ok but needs to be refreshed (wooden flooring etc needs replacement) otherwise the risk is that people wont be returning
