I was expecting a clean hotel per Japanese standards but In our room 502, the wall had stains. This could easily be wiped but I was surprised to see so many stains. The toilet base needs some cleaning. The carpet on the 5th floor near the elevator had a big stain.
The staff though is friendly and nice.

It is close to two stations: Kitahama and Sakaisuji Honmachi. Nice restaurants and small shops around. Its on a quiet neiborhood.
Cleanliness can be improved, carpets are stained and old, our bed cover had very *odd* stains as well as on the walls. We asked the bed cover to be replaced, and we sort of ignored the stain on the wall. Except for that, the room was ok.

We have stayed in different hotels in Osaka and another MyStays. We’ve been disappointed with the cleanliness of the room. The EcoPlan concept is great, but only works if you give the cleaning staff enough time to clean the room properly for the next guests. The cleanliness was well below the Japanese standard. We always tell our friends about how immaculately clean it is everywhere in the hotels in Japan. This hotel does not fall into this category. The staff was great and helped within their means to arrange a room change the day after we arrived. The room was better, although a lower category (standard double vs. superior queen), but still the cleanliness was not up to hotel standard. We booked the superior queen initially because of the bigger size, but this room was so tiny that we had trouble moving around. The only place where you could open the luggage was right in front of the entrance door, there was no place to put clothes away. The standard double room we changed into after the first night had a different layout and was much more comfortable than the other one. We stayed in smaller rooms in other hotels, but the superior queen (even though it ought to be bigger) felt much smaller and was not functional or convenient at all due to the layout of the room. I’m not sure if we would choose this hotel again if there are other choices. The area where it is located is great though!

Reception staffs are very helpful and without problem in commnication with English.
Location near subway station, walk about 5 minutes and with many small restaurants nearby. It is mainly a commercial area, so quite after office hours.
Room is clean and good maintenance, larger than most rooms in Japan, especially the toilet.
The only downside is a construction site nearby, and working noise started in the morning.
