Fabulous view of Lake Como.Hotel needs some TLC. Bedroom furniture needs upgrading.Staff very friendly and helpful.Pricey breakfast!Hotel situated on hairpin bends.

owner was amazing she helped us on an event with water overflowing she acted quickly at room 19th second floor and resolved it !!!

It was up a hill a ways and a little hard to find. They had to turn on the heat for me. It wasn't very strong. Old radiator. Tv was tiny. Curtain would have been ineffective. They had storm shutters. That helped. Lots of road noise. Some guests left at 5 am. A little noisy. They wouldn't let you bring in outside food. The one chef was a little overwhelmed by the eight road workers staying there. I ended up skipping dinner. They didn't know I was coming. Didn't check their email. It was worked out.

A pleasant stay, nice staff, and clean room. However, the room lacks a bit of comfort - the mattress was pretty hard, and the room pretty simple. However, it was also a pretty cheap option compared to other available rooms.

Located outside Bellagio great views but rooms were very basic

We have stayed here before so we thought that we knew what we were getting. I think in over the previous two years the ownership has changed. The hotel is in a lovely location with great views. However, the room was not the most comfortable, the bed being old and the furniture close to collapse. The bathroom was dated and the shower was a trickle of water. There is no air conditioning and the windows need replacing. The food is good if you're having dinner, although a little overpriced, but the breakfast is not worth the €5 charged. The use of the pool is an extra cost, which wasn't pointed out at check in. I discovered it at checkout.The staff are friendly and helpful in general. There is adequate parking which was a necessity for us.

Hotel overlooks Bellagio and Lake Como; nice views especially from the deck.

Great location and owners are very nice and helpful, hotel seems to be renovated in the common areas, but the rooms (at least ours) was extremely small, dated and somewhat dirty (stains of bugs killed on the walls), bed was very uncomfortable.The hotel is also right on the road which makes it quite noisy.

staff was very friendly and we felt great at the hotel from the first moment on. breakfast was delicious, guests were friendly as well. location of hotel is not as good as the street is very noisy.

Poor staff horrible beds with timber between the bed frame and mattress. no hot water old threadbare towels. cordial without water put out as juice. horrible never again

Very accommodating and friendly staff. Great views, very nice pool and sand volley ball court. Delicious pizzas baked in wood burning oven. The location is just above Bellagio on the mountain so you overlook Lake Como and the city from the balconies and terrace.

extremely modest conditions in the rooms

Terible stay very poor location. Flora was friendly and collected us from bellagio as this hotel is 7k from the town. Breakfast was very poor. Wouldnt recommend this hotel.

Older property, but we were comfortable. Lovely deck for dinner. Adequate breakfast and prompt coffee service.

Extremely uncomfortable beds, small room, hot & humid (not even a fan) & noisy road. We didn't sleep at all as the pool is open 24 hrs & there were teenagers outside our window partying all night! I regret choosing the place as my family keeps reminding me!

It was adequate however as guests in the hotel we appeared to be in the way, as the regular visitors at the bar and restaurant had priority.

The best part of this hotel was the amazing views. The room was small, no air conditioning or even a fan. The place could be a jewel if someone with good taste and a bit more of understanding of comfort ... Staff was pleasant but I had to ask the same thing over and over again ... they seemed stressed .. did not match with location.

Short stay at lake of Como. Nice panoramic position but very noisy because of intense traffic near hotel (motorbike) also during the night. At 9 a.m. the breakfast table was devasteted- empty. Not a place to recommend highly.
