Vivien was amazing. Very welcoming, gave us lots of information about the things we could do that interested us. Property is very clean, bed very comfortable and breakfast has all you need to start the day. Very close to the redwoods which is a big plus for us as we do love the redwoods. You will see us again Vivien. And oh the bakery you told us about is amazing.

Owner was friendly and helpful, nice breakfast.

Upon driving up it was apparent that the property was a personal residence that had been converted into as many rooms as possible to make money. We had booked for 2 nights and had been unable to make it the first night due to changes in flights. When we arrived the next morning and asked to check in we were told that she had given our room to another couple that arrived that morning as she is unable to pay her mortgage if any rooms are vacant during the month. We explained that we had paid for two nights and understood that we would not be refunded for the first night since she was unable to rent the room but that she should either refund us for the second night or allow us to stay there. She said to leave the property and that she promised to refund the second night to Expedia. We were later told by Expedia that she refused to refund the money and told them that if she refunded the money she would be unable to afford to buy more properties. Overall this was very disappointing I would not recommend staying ath this property. The experience was bad enough that even after several months I still feel sad about how terribly we were treated. The customers here are nothing but a way to extract money for the owner.

Lovely and generous host, a great place to be.

I had a lovely stay at the B&B. The room was spacious, clean and comfortable. The breakfast was delicious and filling and the location could not be better. Right next to the Redwood forest and walking distance or a short Uber away from the city center. I thoroughly enjoyed my stay and chats with Vivien and I would pick this B&B again if I come back to Rotorua.

Vivian is the host with area knowledge, contacts and discounts. She made our stay wonderful.

A place you just want to stay on your trip to New Zealand. We loved everything about it and the location is perfect. Fantastic helpful and eminent host. We enjoyed the breakfast with Vivien and other guests with good conversations around the table. We really enjoyed Vivienne's availability and help during our stay, from the introduction at our arrival, the useful guidance and tips on the activities we wanted to do, and the overall friendly attitude.

We wanted a place close to the Redwoods - and Viviens place was perfect. It only took us 10 minutes to walk there. Vivien was the perfect host and her cake was superb!

Great host to help with sight seeing suggestions and bookings. Located beside the redwood forest, but out of town on way to Lake District. Good quality for the price.
