Very run down. Our room was clean and comfortable. No food and bar closed. We stayed 18 months ago, very dissapointed at how the place has gone down hill in that time. Staff were amazing cannot fault them, friendly,helpful,polite.

Great location on the hills above Lynmouth, but definitely in need of some TLC. Friendly check-in, but were advised that the kitchen was closed so no breakfast was available. There was a great view from the first floor room, which was in need of redecoration and generally brightening up, with scuffs on the walls and peeling paint in the bathroom (which was bigger than usual and with a decent shower) There were a few parking spaces available behind the hotel (£5 per day)

For the price this place is excellent. You are paying the price of a hostel but you have your own room, a decent bathroom and tea making facilities. The hotel has seen better days, and if you want something swanky pay another £100 per night. Staff were helpful, room was clean, and location is spot on.

Hotel was fine but restaurant and bar were unexpectedly closed and the garden was overgrown and unusable. Early morning Street noise was loud and woke us up. Staff especially Rachel went above and beyond to welcome and assist us. Excellent location within the town and surrounding area.

the hotel is centrally located and very reasonably priced, the staff are very helpful, the building is old and for the price its peculiarities are liveable with. This was my second stay and I would stay there again

No hot water at all, took ages to get a fan, broken window in room so couldn’t open it up. Loud noise from rooms next door. Staff on reception just on their phone and not bothered to help. Avoid at all costs

This does not qualify as a hotel. It is a hostel. All you get is a room. There is no food no bar no service. The lift doesn't work and according to reviews it hasn't been working for at least a month but we were not advised of this in advance. Room was pleasant and bed comfy but it was extremely expensive for just a room. Website advertised breakfast, snacks, a bar and a lift none of which were available. Greatly misleading.

Worst hotel stay I have ever had. I had 8 rooms booked for a stay with friends. No hot water for showers etc, toilets broken or blocked! Rooms were unclean on arrival. Lifts were out of use. Not to mention one room had money go missing.

I love the Valley of Rocks! It's quirky, friendly, unique. PLEASE don't come here expecting posh hotel luxury. You'll be disappointed. No bar, no breakfast. On the evening I arrived there was no hot water (it was kind of fixed - warm water, anyway - the following day); the lift wasn't working; a broken sash cord in my bedroom window meant it didn't open. It's clearly, as a hotel, hanging on by its fingernails. So why do I like it?? Because it's one-of-a-kind - vast, faded Victorian grandeur, with fantastic views of the sea from its large and increasingly overgrown gardens. (Make sure to ask for a room with a garden / sea view.) And where else can you get a hotel in such a gorgeous spot for less than £50 a night... I fear that it's only a matter of time before it gets gutted and converted into million pound apartments for rich a-holes. Don't let that happen! Come and stay at the Valley of Rocks!

Very old, charming building that has seen better days and could do with some updating and new decoration. However was clean and was very close to local shops and places to eat. Also have to say the Receptionist, Rachel was fabulous and was very helpful and had great local knowledge which helped when planning our stay. There is a small car park for the hotel for which you pay £6 per day and this needs to be booked directly with the hotel as spaces are limited. Would certainly go back for another visit.

Lovely hot bath ideal after walking coastal path. In the centre of the town with all amenities, plus coast path and cliff railway. Very good value. Basic but clean and comfortable with everything you need in the room. Excellent service from Rachel at Reception who was friendly and helpful and recommended a brilliant place to eat.
