Very friendly welcome. Everything explained and breakfast items arranged on arrival. Enjoyable breakfast with lots of options, and nice coffee. Very comfy, clean bed. I had room without en-suite, but I did have wash basin and soap provided. Shared shower and bathroom. Shower had nice hot water. Tea/Coffee/Kettle in room. Bedroom warm so I could leave window open. Seagulls were quiet too, so that was a bonus :) Just 7 minutes walk to Tower for me, 58 with bad back.

This guest house is extremely comfortable and the staff are all very friendly and welcoming, the breakfast is delicious and each guest has their food cooked to order. The rooms are very spacious, and very well soundproofed, i didn't hear a thing from adjoining rooms. Each room has controllable central heating, a large remote controlled tv, sink with hot running water and kettle with tea/coffee making materials. The room is not ensuite, but the individual toilets and shower rooms are just opposite the bedrooms. The shower was clean with perfect temperature water. I seriously cant fault this guest house, it even has plenty of free parking for guests. Similar hotels and guest houses in the area are more than double the price of this one, i really glad i found this little gem, ill definitely be returning.

Supplies of milk in room not replenished once during whole trip and bin not emptied once during whole trip (4 days). Breakfast was great but host said they would get me wholemeal bread for toast after 2nd day but got white bread for next 2 days. Expected en suite but had to leave room to use toilet( not ideal due to diabetes and regular WC visits) Room needs a chair rather than having to sit on bed. Didnt want to bother host about minor gripes above, but expected better compared to stays at other hotels. Didnt spoil weekend but could have been better.

One of the most comfortable b&b's I've stayed at, very spacious, clean and tidy room. Delicious breakfast made fresh and personally for each guest. Considering the building is right on the main route into the town, its unusually quiet, i had my window open during the entire stay, and i slept perfectly and undisturbed. The hosts can't do enough for you and chat to you personally and on first name terms. An extremely warm and welcoming place, it will certainly be top of the list when i rebook next year.

There was a slight issue booking in as it would appear that the owners were not notified by Expedia of my reservation. However, they went the extra mile to accommodate me which was much appreciated! Gracelands is a traditional seaside resort B&B, no frills and I feel it fair to say that it is somewhat dated! However, it is within short walking distance to the Blackpool Tower, Pier and town centre/shops/restaurants. Just a one night stay for me, Gracelands met my needs and I departed satisfied after a good breakfast. Thank you!

The staff were very friendly and helpful. The room was small but adequate and the breakfast was excellent. The on-site parking was also a bonus ….. a lot of other similar accommodations in the area couldn’t provide that. In addition, its location close to the Central Pier was ideal for my needs. All in all, an excellent stay and a place I will use again when I next visit Blackpool. Thank you.

This is not a chain hotel...why would you want one? Where is the charm of living as the locals do? This place has that charm. This is a small business run by a very loving family. This is the authentic Blackpool experience. I have rarely seen people this welcoming and kind. Everyone was incredibly attentive and they went above and beyond to make sure I felt at home. The breakfast was delicious and I enjoyed every moment of my interaction with the family that runs it. Highly recommended.
