Common area a little tired but room was a good size, very clean room and shower room, comfortable bed, iron and board, fan, hairdryer, extra pillows and well stocked tea tray. I ate in the restaurant where there was a quiz going on but still excellent service. Free parking and kids play area, lovely views. Easy to find, on a road that is busy during rush hour but otherwise fairly quiet. Will definitely stay again

Barman was a bit slow dispensing the drinks but in his defence was left to take care of too much! However we were quite satisfied with our visit and likely to book again!

Stayed for one night with my 13 year old daughter who had a football tournament near by. Booked cheapest hotel I could find and was pleasantly surprised, the pub area is lovely. The rooms had everything we needed and the beds were like clouds! Only encountered one member of staff and she was great. Would highly recommend

An easy stay, quiet but not too far from Lytham. A very friendly welcome and we enjoyed a drink in the pub downstairs. The room was comfortable with a very good shower. We’d stay again.

A wonderful stay. Staff were so friendly and very helpful, nothing was a problem for them. Accommodation was very clean, powerful shower. Bar and food menu extensive, with a park for children. Near to Warton, Lytham and Lytham St Anne's. An excellent location. Would totally recommend.

Not all menu available at night. Bedside lights not working. Breakfast started too late at 8.30 am. Landlord beer was off yet when told it wasnt taken off. Room was dusty in places. Poor wouldnt stay again

Lovely welcome, very much needed after a long drive and a last minute road closure. Room was very clean and well appointed. Let down by the condition of the external door to the room which was a bit scruffy in comparison to the room itself.

Utterly grim! Rooms not been painted for years, and mattresses older than me! Closed run down caravan park out the back, shower off the wall, main light not working. Felt dirty and grimy. Staff were nice though and OK breakfast Described as upscale hotel - literally grim stay- awful

The staff were great. Had a really good salad. Nice pub and restaurant area But, the room needed a good paint. Shower needs the mould cleaned off to and the worst part was the mattress Thankfully i got an extra duvet to use as a "topper" to try and get a few hours sleep in
