Great stay, lovely clean and spacious family suite. Bathroom was also spotlessly clean. Josie was a wonderful host. Very kind, friendly and helpful. Breakfast was delicious, great choice, good quality ingredients beats the chain hotel buffet breakfasts by a long way. Would highly recommend.

Very disappointed on arrival to find the hotel not to be the one advertised. Hotel.com have used a false picture not supplied by the hotel. The Tudor style frontage, I think is Rufford Old Hall and not the red brick of a Southport Victorian large House divided into separate semi- detached properties. I'm sure this is against the 'trade Descriptions Act'. Staff very friendly and helpful and excellent breakfast. Bathroom had lingering drain smells though. Very helpful off road parking.

The owner lived at the property and you could really tell. There was a nice attention to detail that you dont get everywhere, and even offered a cuppa when we arrived like old friends.

We visited Liverpool on one of the most expensive weeks of the year (due to Liverpool FC's parade and the May Bank Holiday music festivals), so chose to stay in Stockport, a few miles up the coast from Liverpool, where accommodation is far better value for money, and it's quieter. If you don't want to drive into Liverpool city centre, there's a very regular railway service (every 15 minutes) between the two towns, and parking at Stockport station is only £3.95 for 24 hours when using the NCP app. Josie offers a welcoming, pleasant, comfortable house with lovely rooms, comfortable beds, and delicious breakfasts with plenty of choice. Add a quiet location, onsite parking, WiFi and a friendly, knowledgeable hostess and you have a truly winning combination. We would certainly return to Edendale House if visiting Liverpool again.

Such a beautiful place to stay, inside and outside the property is very well maintained. Ian and Josie are very welcoming, we arrived early and asked if we could park up and check in later but Josie advised our room was ready so we were able to un pack and have a cuppa before we went onto to explore Southport. Our room was beautiful comfy bed and en-suite was lovely too. Breakfast was lovely and plenty to choose from and nothing is too much trouble, when we arrived josie asked what brought us to Southport and I mentioned is was birthday the following day, when we went down for breakfast I was greeted with a birthday card and chocolates from josie and Ian which I thought was very thoughtful of them. The property is within walking distance to the town and sea front. We will definitely stay here again and would recommend to anyone looking for somewhere to stay. Thank you Josie and Ian for your great hospitality you do an amazing job.

On arrival at Edendale Josie the host greeted us, got us to sign some paperwork, gave us our key and shown us to our room. The weather was great and i asked if we were ok to sit out in the beautiful garden, josie said of course and even brought us a cup of tea! Our room was beautifully decorated, very clean and had tea/ coffees/ hot choc, biscuits and a chocolate. Overall 10 out of 10 from us, we will definitely return 😘

Lovely quiet B&B, very friendly and welcoming host. Nice selection for breakfast including fresh fruit, yoghurt, cereal and cooked to order from the menu. I stayed for a fortnight due to being on a training course. Would stay again.
