Great location as it’s close to the train station. Wonderful water bus stop right outside the front entrance. Breakfast was great. The only reason for 4 stars on staff is that the reception desk was not very friendly when we arrived.

We had reserved a canal facing room, they did not have one available(warning). BUT they had an "upgraded luxury" room. No, not on the canal, but through a back garden, overlooking residential living(tourist interest), in a room made for a nobleperson! Damask printed fabric wallpaper, gold trimmed restroom including bidet, ornate head and footboard with matching armoire, blown glass chandelier. It was very beautiful, peaceful, decadant. Included breakfast was delicious and sufficient. Location was right by 'bus'(boat bus) stop.

We had a wonderful time at Tre Archi, excellent breakfast and very nice staff. The hotel was very clean, and we were close to everything.

An over-priced dump! No hot water at night was met with disinterest from the receptionist who struggled to tear herself away from her cigarette she was smoking behind the breakfast area. Then no hot water in the morning got not much more than a shrug of the shoulders. Dirty carpet and worn out fittings. Only redeemable feature was the coffee machine at breakfast. Only stay there if you want to know what is like to be taken for a ride!

Cons: This place did not live up to our expectations, a group of five well travelled women, especially for the price we paid for a 5 bed room. Upon arrival they couldn't find our reservation, which is always heart-artack inducing. The morning waitstaff at the breakfast bar were really rude and stressed, givingusinformation the opposite of what the host the night before had said (where we could sit). Note that there is a second building, where we were sent, and that of course takes away from the authenticness as it was a bit modernized which some people might like but we were looking for regal historicness like the photos showed. It was an attic space, with multiple cubbies to make it almost two rooms. Pros: Front of house staff were really good though when they did find the reso and when helping us with transit recommendations, and the location is wonderful which is why I would still recommend - walking distance from the main train station, a public boat stop right out front, and walking distance to the rest of Venice Island, of course. Lobby and courtyard are nice. Breakfast was good - boiled eggs, breads, cheeses and jams, yogurts and oats, hot and cold beverages. Good working bathroom and shower - so that's great! Suggestion: make sure the pictures you post for the five bedroom attic room are accurate, so people know what to expect. I think providing actual images of that room and the second building would be helpful to make sure guests avoid disappointment, as we did.

Located in a less touristed area was nice and not too noisy. Bed was comfortable. Shower was warm. Sadly they list an elevator but they don’t have one. We hauled our luggage up 62 stairs to get to the “2nd” floor. No one there to help. They also list a rooftop terrace but that doesn’t exist either. And they say they help with a concierge that can get tickets and book experiences, but when we asked about getting a gondola ride the desk person just said to walk up the street and we would find one. The AC did not cool, only fan, so we had to have the window open and the noise woke us up often. And there were blood stains on the wallpaper. We did appreciate the good breakfast and the help ordering a very early morning taxi to the airport. But the cost was 160 Euros so I’m sure they got a good cut of that. Was not what I expected of a three star hotel, but I’m unfamiliar with Italian star rating system.

Access is not disabled friendly at entrance and to the rooms. I am on a Europe tour with family, and with luggage climbing stairs was a big hassle. Location is conveniently connected to public transportation system and very close to multiple dining options.

Our stay at this hotel was extremely disappointing. The room looked nothing like the photos online. There was no working A/C, it smelled strongly of mold, and worst of all—there were ants everywhere. They were crawling all over the room, got into our suitcases, and ended up all over our clothes. It was incredibly uncomfortable and unsanitary. The only positives were the friendly staff at check-in and the ferry terminal conveniently located across the street. Unless you truly don’t care about where you sleep or how clean it is, I’d suggest staying elsewhere.

I wish I had taken a photo of the room we stayed in. It was terrible. Do not stay in room 310 or any of the rooms in that building. Our room was an attic turned into a room. You could not stand up straight when inside and the shower was about 24x24inches or 60x60cm. You had to shower with the liner open just to fit in the space and access shampoo, etc (again, had to stand hunched over in shower or hit your head on the sloped attic ceiling). I asked to see another room and it was even worse, a hallway with two single cots and a walkway too small to walk through and no place for the luggage. We had no choice but to stay in the attic/converted bedroom. Our friends stayed in the building next door and it seems those room were more reflective of the ones on the website. Also, our room was a walk up so if that matters, def do not stay here.
