I made the unfortunate choice to book two nights at this hotel while visiting Tokyo with my two kids. We arrived late enough in the day that we couldn't find a room nearby so we had to stay a night, but we slept in our clothes on with as little contact as possible. The room was dilapidated and neglected, with a vibe of an old skid row motel. The carpet, walls, and bathrooms were all gross, with paint peeling on the ancient bathroom cabinets and a smell of 50 year old carpet. Everything was just absolutely disgusting.

Helpful staff (although they don't speak much english), laundry on site for 200 yen (wash+dry), multiple konbinis (7-eleven, Lawson, FamilyMart) within walking distance, and very close to Yamanote Line train station which connects pretty much all you would want in Tokyo. The biggest issue was the condition of the rooms, and some details about cleanlines. Mold in the bathroom, tiny stains on bedsheets, wallpaper tearing off in some corners, and holes in the walls. I wish the hotel cared more about solving all of these. Overall: Not great, but not horrible either.

Hotel room smells wet and moldy. There were towels by the window to help soak up moisture. Beds were also very springy and hard, so very painful sleeping on your side. But the bathtub and shower were nice. But the area was very convenient. Below the hotel is Don Quijote. The Shin Okubo and Okubo stations are about a 5 minute walk. And Lawson, Family Mart, and 7Eleven are all within a 2-3 min walk. Overall, was an okay stay but would not book again.
