Bathroom is dirty. sink is not draining. bathtub is dirty. my daughters don't want to take a bath.
Services and staff are great. Rooms are spacious and clean.
Stay was ok. Downside is, the parking lot doesn't seem to give a safe ambiance. The WiFi signal is too weak from our room to even use. Breakfast was worth of the price.
It's old but okay. Spacious room with balcony which overlooks the city. I was not so impressed with the old bathroom tub, mirror and ac, though. You have to wait for an hour or so before you'll feel the coldness especially in the afternoon.
Its good. Friendly staff. We will surely recommend this.
We can't really stand the smell of the room they gave us, which includes the creepy ambiance, lack of room security, no wi-fi, lack of customer service, no aircon on their lobby, and the supervisor in charge looks ridiculous. After our complaint, he attempted to offer us a free meal just to conceal the embarrassing experience which feels like total insult.
I booked for my parents for 3 nights stay in this hotel. They had a very awesome experience from the staffs, the location, the cleanliness, comfort and meals. They had a big and clean room which will even accommodate five people. The hotel staffs were very nice to them. The location was perfect, easy access to everything. If I will stay in Manila, I would probably stay here and recommend this to other people especially if they are looking for a budget stay. Thanks to all the hotel staffs who made my parents stay very comfy
Lots of insects. the linens are dusty and stinky.
Everything was nice except the comforters are (always) (as always) remain unchanged between the 2 white beddings. I can assure that as far as I know it's my 14th or 15th time in that Hotel. I use to call my 2nd official residence when I'm not home.
Big rooms and prime location however service is quite poor, we had to use our personal phones to contact room service, slow service. Moldy rooms, no kettle and cups. A small strip of hair was found on the comforter when we arrived. Food is fine. 3 out of 4 for me

felt unsafe, efficient and polite staff, cheap hotel
i felt, its a house not a hotel..really big spacious rooms, living room with small ref and balconies..the surrounding outside its not very safe if youre a foreigner or travelling with kids, some locks are broken like our room balcony,if your travelling with a big group, the in room order of food based on sharing is a plus since its affordable and really delicious, what i love the most are the staffs, theyre polite, diligent and efficient!,there was a heavy rain when we stayed, the room was flooded that we have to change room at night, breakfast is good and filipino style, distance from sm moa is nearly..75pesos in taxi, laundry for 3 kilos is 250 pesos which is cheap..rooms are old..if youre on a budget and not fussy this hotel can be.

Big dissappointment
My group booked 6 King bed rooms for 2 to 4 days at this hotel. We choose this hotel based on proximity to our event, which was only a few blocks. The room rate was reasonable, but not when you compare the quality of service received The positive things I can say about this hotel are few, which I will list. I personally reluctantly stayed there 4 days. (1) It had spacious rooms, larger than the normal for a Philippines hotel. (2) Breakfast buffet was large and good. (3) The hotel staff always demonstrated that great Filipino hospitality. (4) There are plenty of fast food options around the hotel. And now for the negative things, which will prevent me from ever staying at this hotel again. (1) Air Conditioning system in all the rooms were intermittent, some never cooled, most turned themselves off in the middle of the night and it was believed that the staff also turned off the air conditioning "if" they cleaned the room. Several had to change rooms. Day time temps 37c / night time temps 27c (2) Breakfast buffet, check in lobby, elevators - were not air conditioned...hot and stuffy. (3) Even though we would hang "please clean my room" tag on door - several rooms were not cleaned. After being at a convention for 12 hours...the last thing you want to come back to is a dirty, hot room, with no fresh towels. (4) They charge for extra towels, bath mats, and ice. (5) They only issue 1 room key and charge a deposit for an extra key - which the house cleaning staff took......turning off my air conditioning. (6) Elevators - 4 installed, only 2 working. It took too long to get an elevator, due to over capacity, and the elevators were slow. (7) The check in lobby was not on the ground floor, but on the 15th floor. The 1st 15 floors were used for other purposes, which increased the wait time for the elevators. (8) The 25 floor, where we had several rooms, mostly were occupied by labor staff, who used that floor as a dormitory. The associated noise from the sound of these people coming and going all hours, plus the capacity issues with the elevators was too much. (9) The bed mattresses were hard as rock.....not comfortable at all, and appeared to be the absolute cheapest that could be purchased. Pillows were not of good quality. (10) The room phones on several floors did not work, and there was no WiFi on several of the top floors. In conclusion and trying to be fair - this was probably a decent hotel quite a few years ago. But now, it was generally run down and neglected. There appeared to be some renovating ongoing which made it even more uncomfortable. There are many more hotel options in Manila. It was not worth the money and convenience to stay there.

Avoid at all cost!
Truely woeful. At check in they tried to charge cash when room was already paid on full online. No phones at all. No room service. Worst buffet breakfast even for Philippines (thats daying something). Filthy room with window thay didnt lock. Would be shut down in any other country! Yes its that bad. Youve been warned.
