not so okay
location is very good, however..... rooms are small, hot water and hair dryers are not working, the hotel itself is very small if you will stay here, dont book on the first floor because its noisy due to bars around, you may choose the second or third floor but dont expect elevators ;-( foods are very pricey....there are other restaurants you may consider outside...try local restaurant in the city

So much to improve.
The hotel has renovated most of the rooms, they have better interiors, hence, they incresed their rates on the high-end rooms. They have a good promo on any rooms that you will stay, either you sing your heart out on the ktv for free, for two hours or take a dip on the pool for free also. But during my stay at the hotel, neither of the amenities are available for use, ktv room not avilable, or swimming pool was rented for private use. I can also sense a little expression of sarcasm in every staff from the front desk, waiters upto the room attendants. The room where I stayed was located on the first floor, room 104 to be exact. The room doesn't smell clean, the cabinet has two extra pillows, not really sure if those were used by the previous occupants or those are clean and can be used by the next guests. The floor is dirty, bathroom also looks untidy, and the room has no windows or vents. Cleanliness is most important in the hotel industry I should say. Indeed, there is so much to improve to achieve excellent customer service. I have previous visits in tuguegarao city, and this is my second time to review a hotel in the city, the first one is close to have an excellent review. P. S. I was not able to take photo of the hotel.

They didn't tell me that they have a renovation ongoing and I wasn't able to get my money back!
I called for a room reservation 3 days prior check-in date and every day before check-in I get a call from them confirming my arrival. On our arrival, the room given to us had the same floor where the renovation was going on. It was too noisy!!! I asked for a room transfer, if they have a room where I would not hear the renovation. And they offered a room on the 2nd floor which was just under the renovation floor. :( still not happy, and so I asked for my money back. It was so wierd that they never mentioned they have a renovation when the main point on checking in is to have a quiet place to rest. When I asked for my money back they said they couldn't give it because they already punched in my payment. It was so upsetting! They offered me a lower rate room but it's too dirty and I can't sleep it there coz it stinks and there's a bug in the bed. Yuck!!! They keep on explaining themselves up to the point that I don't want to hear from them anymore and I just got the room on the 2nd floor. I was wierd also that if I had not requested for a room transfer, I wouldn't be able to get that room at the 2nd floor which was newly renovated. Too sad that they only want the money of the customer and never think of what a client would want: a quiet room the stay. Sad to think that they have a nice new rooms but the service for reservation and front desk is really terrible. To think you can't have your money back and that they just get the money even if their place is not ok to stay in at the moment. :( Overall I'm upset with them!

Very overpriced for a very old hotel!
Booked a 'Premier Suite' through Agoda as it was at a very good price. However, wasn't aware that the 'Premier Suites' were not only in a wing on their own, room rates could be had by the hour and you had to make your way past the 'working' girls to get to the rooms. However, was given the choice of looking at the room and changing if I didn't like it,.... guess who changed rooms?... And no, it wasn't the working girls..... ;-P Bath mat supplied had 2 LARGE holes in it from over washing and was very frayed around the edges showing its age. Aircon would have probably cooled down the bathroom, however, for the 'honeymoon suite' (which was offered when changing rooms) it didn't even take the 'bite' out of the heat till later at night. The showerhead (on an 'on demand' system) wet everything else down except me...... even though it did have a bath...... which was a waste of time as the plug was broken and the tap didn't work...... Hope you can sleep with lights glaring in your eyes as there were no 'blackout' curtains, just mesh shade type ones, which also had holes in them..... You only get one 'card' for your room, so electricity goes out in 30 seconds once you remove the card, pity if you wanted to come to a 'cool' room once you've finished sightseeing/shopping/wandering around Tuguegarao. When I did return (after approx 3 hours) it took 5-6 hours with the minuscule aircon going full blast to lower the temp from 31C to 25C. As to those needing wifi, if you like dial-up speeds than this is the place for you!! 'Nuff said. Would I recommend this hotel, yes. However, recommendation would be to stay far, far away from this place as there are hugely better places to stay, not only for the same price, but cheaper ones too. You have been warned, BOOK SOMEWHERE ELSE!!!!!

Small Room, No Breakfast, Incompetent Staff
The beds are small you won't be able to move. The breakfast costs 175 pesos and the longganisa in it is so small. The staff are not friendly and are clueless of what they are doing. There are also cockroaches in the room. No, I am not recommending this hotel. Find something better.
