Kaiyana is a wonderful hotel right on the beach. Close enough to walk to everything on White Beach, but a little more quiet. Great service from the staff makes it feel like a bed and breakfast with personal attention. Due to noise from construction next door , I received an upgrade to a more quiet room - without having to even ask (very important!). There is not a large selection on the menu as far as food goes , but it is tasty. They offer drinking water that is filtered which is a plus. Someone was at the desk 24 hours to help which was nice. Don't expect a sterile luxury hotel and you will feel that you got your money's worth- yes there might be some sand that gets on your floor. Umm... it is a beach.

We've just spent a week in Boracay staying at Kaiyana. What a great place to stay, the resort is a boutique small hotel but the service from the ladies is what sets it apart and really made our stay so enjoyable. Hygiene, Emmie and Lyn were so helpful and really need to be commended for their first class hospitality, advice and just being so cheerful all the time. They made us feel so welcome and our kids were very fond of them. There are a few minor things that are not 5 star, but you can't expect that here as this location and hotel is not that. The overall top service that the staff provide, brilliant location away from hawkers, clubs and bars but still so close to walk as well as being a very clean part of beach that's not busy and very nice rooms. The ocean view rooms with bathroom ocean views are great with connecting family rooms via balcony giving parents a bit of space. Also worth noting is there's a reef at the end of the beach 100m away that has amazing snorkeling and coral viewing which many boat trips go out to but you can walk or swim. Will be telling everyone how good Kaiyana is and will be back again soon. Thanks for a most enjoyable stay and great friendly staff!

Everything is OK NAMAN it is just that the timing is not good, Typhoon Ursula hit the area of BORACAY so everything was ruined. There's No electricity that is why it is uncomfortable though there's a generator but they have to make an on and off switching from time to time so the unit will not broke. But their hospitality is very nice all the staff are very friendly. Highly recommended for those go wants some peace and total relaxation.

Kaiyana is a wonderful hotel right on the beach. Close enough to walk to everything on White Beach, but a little more quiet. Great service from the staff makes it feel like a bed and breakfast with personal attention. Due to noise from construction next door , I received an upgrade to a more quiet room - without having to even ask (very important!). There is not a large selection on the menu as far as food goes , but it is tasty. They offer drinking water that is filtered which is a plus. Someone was at the desk 24 hours to help which was nice. Don't expect a sterile luxury hotel and you will feel that you got your money's worth- yes there might be some sand that gets on your floor. Umm... it is a beach.

the resort was ok.... the room we booked was a bit deceiving....we booked the suite..... so we were taken upstairs....into the fist room..(which was just a normal room....bed and ensuite...)... and i was thinking where is the second room.... out the door and down the balcony to the second room which was just another hotel room ... bed and ensuite... it did have full length windows over the beach... the tv didnt work in that room and there was no hot water at all in that room.... there was not bathmats.... no handtowels.... nothing.... the soap was never replaced...we ended up buying our own.... very disappointed in that aspect of it... the stairs leading to our room were never swept the whole 9 nights we were there... so we had half the beach outside our room..... it was the little things that really let this property down... the photos look better than it actually is.... the only saving thing was the location and the staff... they also need to look at getting decent lounges on the beach... the ones they had were all saggy and broken....

We've just spent a week in Boracay staying at Kaiyana. What a great place to stay, the resort is a boutique small hotel but the service from the ladies is what sets it apart and really made our stay so enjoyable. Hygiene, Emmie and Lyn were so helpful and really need to be commended for their first class hospitality, advice and just being so cheerful all the time. They made us feel so welcome and our kids were very fond of them. There are a few minor things that are not 5 star, but you can't expect that here as this location and hotel is not that. The overall top service that the staff provide, brilliant location away from hawkers, clubs and bars but still so close to walk as well as being a very clean part of beach that's not busy and very nice rooms. The ocean view rooms with bathroom ocean views are great with connecting family rooms via balcony giving parents a bit of space. Also worth noting is there's a reef at the end of the beach 100m away that has amazing snorkeling and coral viewing which many boat trips go out to but you can walk or swim. Will be telling everyone how good Kaiyana is and will be back again soon. Thanks for a most enjoyable stay and great friendly staff!

For backpackers this might be a nice hotel but not for people who are expecting a 3 star hotel. This should have 2 stars. Let me say right away that the staff was so nice... everybody was really nice but most were untrained in this business and some of them did not speak English well enough. I asked for an Iron - they did not have one. I asked them to change some money to smaller bills but they did not have any change. I asked one day for a Beer but was told that they did not have any beer because deliveries failed to come that day. 200 meters from them was a convenient store. if that had been my hotel I would have bought some beers there to have for my customers if somebody asked for a beer. I picked the place because it should be a quiet place. it was... at night. but they are building a new hotel just next door and they started to be noisy at 6 in the morning - hammering and a lot of people yelling so this is not the place to sleep late after a night out. The overall problem is that this is not a 3 star hotel. it does not at all have the Amenities that a 3 star hotel have to have. for example - there is no restaurant. - it is just a bar area that is also the reception and the place where all the staff is sitting doing nothing most of the time. The staff dont even wear a uniform. they all walk around in their own clothes. Expedia should re-evaluate this hotel again because the picture given of the hotel in Expedia is not the same as it is - a 2 star hotel.

I just spent 8 days at the hotel It is a nice small hotel. Good value for the cheap price. The staff is extremely friendly. The location is on White Sand Beach but it is in a quieter and less crowded area. there is no wifi in the rooms but there is in the outdoor lobby area. I would recommend this hotel for anyone that wants something clean and simple.

This place is so gorgeous. It's on the quieter end of the beach and perfect for relaxing, sunbathing and swimming. Only a short walk down the beach to bars, shops and tourist attractions. The staff are lovely and friendly and made our stay perfect :)

The girls that ran it were really friendly. For us a bit too friendly but that's us being fussy as we like to be in a quiet environment and left alone. The room was nice and clean and you are at the quiet part of Boracay which is good. As you are on the beach and there is no where to wash your feet your room and everything in it gets very sandy which is annoying. Our room was also on the bottom floor so also people standing outside and the music is quiet loud.

Had a very relaxing stay at this gem of a place where the owners made sure I had a perfect holiday. The chef cooked very tasty meals which catered to both Filipino and Western palates. The ends of Station 1 and Station 3 are the places to stay in if you want to avoid the hordes of tourists on the island. The owner and service staff at Kaiyana are wonderful. The deluxe room is quite nice although there is not much room to move around. The bathroom was great, with good shower and new clean toilet. The room was however behind the kitchen/bar, and the window faces an alleyway. If you do twist your head to the left, you could get a glimpse of the ocean. If you are not so mobile, this one and only room on the ground floor is ideal, but you have to keep your curtains shut so passers-by can't look in. The beach lounges tend to be taken up by the restaurant guests who tend to take control of the beach lounges for hours on end even if all they buy is a drink and a snack. A 5-minute walk further down the very end of Station 3 will take you to a 5-star hotel which is perfect for a very nice meal and cocktails under the stars at very reasonable prices.
