This is a beautiful property and the staff was top-notch. I don't think we got the room we booked though, because we traveled with another couple and booked the same type of room and there's was much better and much larger. Ours was adequate, but very small. Overall, we enjoyed our time and enjoyed the property and restaurant. I would recommend.

Exceptional service and memorable tea party and pillows! First exceptionally quaint property and everyone was so kind. The pillows are to die for! The staff was so attentive and kind. Note: several steps for most rooms and no AC which was fine for me but may not be for all.

This is a lovely hotel, however it lacks a few things to make it ‘worth the money’. I booked a petite room (this was all that was left) which was fine I don’t need a massive room, it was however very dark and very hot. There is no air con. My biggest gripe - NO COFFEE Machine. I have never stayed in a room which cost more than £300 per night and been given powder coffee sachets! I didn’t think they still made them. The radio was a nice touch but who cares when there is no coffee in the morning.

Not quite as indicated in pics. Not worth the price…very overpriced. A wee bit off kilter. Right at us stop, very convenient. Concierge was amazing and very welcoming and very helpful. Breakfast waitress was bland and breakfast took forever to arrive. No bill credit for breakfast plan purchased but not used. No response from property re credit.

The property itself was gorgeous and the rooms were very clean. Very attentive and polite staff- great customer service. But there was no air conditioning, and no fans so we did not sleep at all any of the nights we were there even with the windows wide open. We did call and ask for a fan but they were all out of fans. It also kind of blew that our room was in the separate building across the road so if we wanted coffee, food or to sit at the bar we had to walk across the road every time. If they were able to change this and put in AC this would have been 5/5 rating

Second time staying at the Roseate. Always great. This time I stayed across the street from the main building, a slightly smaller room but still great for a couple of nights. Such a convenient location: 5-10mins walk from Haymarket station/tram, 15-20mins from Princes Street/Waverley station, with Tesco Express/Sainsbury's within a couple of blocks from the hotel. Water of Leith Walkway is accessible 5mins away and Dean Village is within 20-30mins walk. Staff are so friendly and lovely to deal with. Room service was excellent and accommodating! The shortbread biscuits in each room are such a great touch, one of my favourite details. I would recommend this hotel to anyone, and I'd always consider it as an option when in Edinburgh.

We stayed at the Roseate Hotel for my birthday and to celebrate a special occasion. The staff were very friendly and accommodating, which made our stay feel special. We had dinner at the restaurant—dessert was superb—and loved the breakfast, with excellent table service and plenty of delicious options. Check-in was seamless, and the welcome drinks were a lovely surprise. We were delighted to receive a complimentary room upgrade and really appreciated it. Unfortunately, the bed was very uncomfortable, sinking in with little back support, and we woke up both nights with sore backs and poor sleep. Mattress could do with an upgrade. Otherwise a lovely hotel and recommend to anyone staying in Edinburgh.

The night porter Joseph was excellent at check in and whenever we met him, friendly and efficient. All the staff were very professional and provided 1st class service. I did miss a lounge area - separate from the bar/breakfast room on the Monday morning as I had some work to do
