Standard room for Big Money not happy The whole hotel was dated, the staff were unhappy and not helpfull Breakfast was just about ok I had paid for the room and they tried to charge me again when i checked out! Not a good experience 2/10

Thoroughly recommend. Right on the sea front. Secure car parking for a reasonable fee. Very helpful staff. Very good breakfast. Good size room.

Aircondition was not working adwell as the fridge and shower. It was 28 degrees hot.

4 years ago when we stayed here the air conditioning was dodgy at best. Before booking this year I read reviews for 2024-25 saying that they were working on upgrading the A/C. Upon arriving in July 2026 we find the A/C completely inoperative and the room was hotter than any other part of the hotel we went to. This was clearly a choice of the hotel management not to fix it year after year knowing it was required. Clearly guests were not a priority here, cost control was. There won’t be a third time.

The hotel is dated the rooms look very dated There’s no air-conditioning, although the nice lady at the desk said they are upgrading so check before you book Said lady organise me a balcony room due to the air conditioning issues she was very accommodating and lovely What strange is Holiday Inn expresses are better than this

NO air conditioning because I booked rooms for unrelated people, I thought I had booked rooms with twin beds. No resolution available. In order to rearrange some of my team, I had to book another room for 3 nights until I could find another place for 2 more nights. Cost me another $630.93

Excellent view, close to station as well as beach. Very helpful staff. All in all a very pleasant stay.

Dump, air conditioning doesn’t work, rooms extremely hot, felt dirty and run down, chipped woodwork, stained walls and hairs around bath and toilet, asked reception for a fan to cool they room they said they would call me after looking for one “upstairs” and never called back, please don’t waste your hard earned money here.

Excellent location on the seafront along Kings Road opposite the Brighton 360. Easy downhill walk from the train station but took a local meter taxi back to the station as it is n uphill walk back to the station.

Nice sports bar. One of 2 cups in room was dirty

Went this weekend for a one night stay. Booked through expedia. Had a premium room with no AC and no working phone. When questioned at reception, apparently AC had not been working since March and it is written on there website. As far as I can see it is not written on the expedia website where you book. So be careful! All this amidst a heatwave. Beach view was lovely from the room though.

Everything was lovely apart from the air con not working at 28 degrees Celsius but staff kindly provided a fan which made it bearable.

I've been going to Brighton for over 30 years and stayed at many places (the Grand, Metropole (now the Doubletree), Old Ship, many a B & B, the old Thistle, etc.; but I think that this humble little Holiday Inn Seafront is my favorite. Very reasonable price for a seaview room, and you can also get breakfast and dinner included and the food is great. Wonderful veggie sausages at breakfast, and the pastry chef makes a fantastic vegan raspberry croissant. The terrace is especially nice in pleasant weather--you can sip cocoa there in the morning and enjoy the sun glittering off the English Channel. Easy walking distance to shopping, the Lanes, buses, and the train station. All the staff are pleasant and friendly: on this trip, Rowan, Andy, and Fiona were especially helpful. I've stayed there my last 3 trips to Brighton. I hope I'll be able to go back again soon.

Staff was very helpful and friendly, tried to make my stay comfortable. Room was clean View from balcony was great although the railing was obstructing the sea view while sat down No room service was a bit disappointing They charge parking even from guests, was expecting free parking as I was staying at the hotel
