The hotel is directly off the beach which makes it a prime location. However, the hotel is old and has no air conditioning. In addition, you need to ask for a fan and hair dryer at the front desk. This is not a modern hotel, so if that is what you are looking for, this is not the place. There is no free parking included with the hotel. You can find street parking and walk to the hotel. The views from the room were beautiful!

I have stayed at the southcliff many times over the years and find it absolutely great for what I need. The staff are always friendly and helpful and made me feel welcome as always. A big thankyou to the lady on reception called Shiril who was very pleasant and helpful with an issue I had with the room so thankyou so much. I love the location of this hotel and the view looking out over the English channel and able to see France on a clear day. At the end of the day it's a budget hotel and like with everything you get what you pay for, but in all honesty it suits my needs and I usually stay for two or three nights. The only disadvantage is that they don't offer breakfast but not really an issue as plenty of cafes etc in the town which is literally round the corner. It's perfect for a short stay and to be fair you are out and about most of the time so a perfect base. I will certainly be returning in the not to distant future and would recommend this hotel. Oh and try and book a room with sea view as better than looking out over a carpark.

Having seen other reviews, we were pleasantly surprised to see that whilst the main areas of the hotel look a little outdated and in need of renovation, our room was clean and we were given a sea-view room. However, the toilet did not flush at all and the shower did not work; we only discovered this as we were getting ready for check out. There also appeared to be a potential asbestos risk with the flaking textured coating on the ceiling of the wardrobe with cracks in the ceiling and dust and debris on the shelf.

This is our favourite hotel we stay im Folkestone. Staff are so friendly & welcoming. They have a lovely bright reception area, tv, and a bar, lifts assessible to your room. Rooms are clean & tidy. Tbe hotel have been undergoing some modernisation, but this will take time. It was originallly five townhouses, so bare with the manager, this will take some time. You are a stones throw from the Leas Cliff Hall and the beautiful walk along the Leas as well. 2 minutes on foot & you are in the town centre. There is quite a bit of work going on in and around tghe town. We can't wait to see the finish, very exciting for Folkestone. There are many bus routes if you want to head out of town, there's a train station not far from the hotel as well. Plenty of bars and an array of shops. There is a market some days as well. Heading further down the town you will come across the Old High Street, a cobble road with art shops galore and many other quirky shops. At the bottom you will come to Folkestone Hatbour, look it up, it's welm wortba visit.

The door lock to our room didn’t lock properly, so we had to baracade the door to stop anyone entering during the night. Especially when the BBC news that weekend we stayed says unwanted people are entering hotel rooms with thefts and rape cases are on the up - Not good! The layout of our rooms have health and safety issues we could’ve easily tripped down the dark staircase from the bathroom to our bedroom. On a good point the rooms were very clean, so a great job from the maids\cleaners.

Our room is always spotless and very clean. The hotel is gradually removating the rooms. The staff are so friendly and accomodating, nothing is too much trouble. The views if you are staying in one of the rooms with a balcony are amazing on a clear evening. The town centre is a stones throw away, if you go down the old cobble high street you cone to The Harbour.

Nothing stood out but I had a warm welcome, the room was clean (although needs refurbishing), it was warm and it was quiet. I requested more supplies for my tea tray which were readily supplied. Ideal for a one night stopover.
