Excellent location just a few minutes walk from Piazza San Marco. There isn't really any sign outside but you get directions with which it's ok to find. The owner very nice and helpful, though the reception hours are currently rather limited (9am to 3pm or so) - I was able to handle everything within that timeframe.
The room was better than I expected, the bathroom is modern and well equipped. The furniture is rather old - or traditional, depending on how you look at it, and there are plenty of pictures hanging everywhere which, again depending on your view, are artsy or creepy..
There was a constant noise from some sort of generator somewhere near so I needed eaeplugs even if the location looks fairly quiet.
Overall, this was a very well located, nice place and for me was a good value when visiting Venice.
