Room is too small and it looks old and not clean.

good location, great staff, but I have reserved room with 2 beds and there was only one on each room.

It was an excellent location to visit the Basilica Saint Francis. The parking was free and incredibly close. I have been in Assisi many times and I’ve never found such great parking. The owner was very communicative via WhatsApp and he was very helpful. They held our bags for us for the day and were very accommodating. The location can’t be any more central.

Nothing can beat the location of this hotel. It’s like 2 min by foot to the Basilica of St Francis. Staff were helpful and friendly. However, there is no front desk staff at all times. You can call the number for the hotel and someone would be able to assist. Be careful booking the basic room because it might not have air conditioning which is a must in Assisi in the middle of summer. The room I occupied did not have a socket beside the bed so I had to plug my phone by the foot of the bed, which is not ideal when you have to check the time. I was not able to connect to the WiFi in my room but was able to do so when I moved to the dining area on the ground floor. There is also bottled/canned beverage in the hotel that you can purchase and is nice during summer.

A lot of noises in next door at night. No fridge as described on the reservation. Wi-Fi not working.

The photos made the rooms look much larger than they are. There was no terrace as depicted.

Very small room with no place to store your belongings. The bathroom was very small with an even smaller showered that would get everything on the outside wet. No place in the shower to place your soap or shampoo which made it very inconvenient. All of your cleaning products had to be on the floor.

Don’t visit this motel unless it is winter. There is no AC, and the fan does not work properly. There is no airflow in the room. It is so hot that it is unbearable. We were not able to sleep at all. In fact, we spent most of our time sitting outside to avoid the heat. I actually considered sleeping in the park across the street.

We arrived at approximately 14:30 and there was no one there to check us in. We have to request the ice cream store employee next door to call them so that we can check in. There is also no elevator in the the hotel and we have to take 3 flights of stairs so it is not recommended for seniors.

The bathroom smelled like sewage and the smell spread across the room (no. 7). The beds mattresses sunk. The price (USD 85) was too high for this hotel.

Truely enjoyed the hotel, the staff and the location. Excellent place to stay to see everything in town.

Hotels.com is deceitful in trying to resolve the fact that as an American citizen I am not allowed entry into Italy. They claim to call the hotel, but are never able to do that. I tell them to email and apparently no one responds to them. Never do business with Hotels.com

First off no one was there to meet me for check in. I never received an email with check in instructions I had to call inn keeper. Then my family was placed in a a 2 room unit and one room had no air con or fan. The worst was the sewer gas was coming up from the shower drain making entire unit smell like a sewer. Owner said it wasn’t their fault it was the age of the building . Since owner was off site we could not ask for a refund or change of rooms. In USA this is a code violation and it would have been shut down. Very unhappy with response from owner and would warn all travelers to stay away from hazardous building. The situation could have been resolved with a call to a plumber. This owner has no concerns for their paying guests.
