Nice resort in general, however, ongoing renovation added inconvenience and the resort is fairly small with lack of entertainment for the small kids. Rooms are kept clean but were really dated. Noisy bed, rusty HVAC system, the bathtub all in cracks as well. If you want to have a selection of activities, I would avoid. If you are looking for the quiet and simple resort to relax on the beach - this would be a good choice.

GRAND OASIS… honest review here it goes grand oasis is a really nice all inclusive hotel decent food options even for picky eaters this is a good spot to go everything is decently sized not to far not to close and a bunch of pools so no one bothers you it’s like your in your own little oasis for real. Great hotel can’t wait to see what the remodeling is gonna look like bonus also got to see a bunch of friendly little critters roaming around… first time seeing a coati. Don’t leave your room balcony open… lol

Overall the food wasn’t good. The food was better in the city but taxis were expensive. Taxis would be around $150 round trip. There were no activities or entertainment at the resort. They added extra fees to enjoy the full resort (adult pool and bar). The additional fee was not worth it. Overall the experience was awful. I would not recommend nor will I return.

Had a wonderful time. The food was excellent! Loved all the choices. Staff was great and great location. The rooms and property could use some updating. The kids club and staff were wonderful!

No upkeep maintenance at all. Pools were dirty. Rooms were dirty. Floors were nasty. Windows were gross. Service was good thanks to Kevin the receptionist. Food was just ok. Could've been better. I won't come back.

We had a wonderful experience (April 2025). The grounds are beautiful, lots of pool options, the beach is beautiful. Everything is close, so you are not walking forever to get everywhere. The kids club is amazing, my children loved all the activities and the girls who ran it. There was lots of options in the buffet evey night and nice restaurants to choose from. It wasnt busy this time of year so we didnt have to wait for anything and got our spots on the beach easily. Fyi: if you book through expedia watch if the transportation from airport to resort is included, ours wasnt, we just assumed it was, so that was very unpleasant surprise. Otherwise, i highly recommend the resort

Good, quiet and affordable resort for families. Not the biggest or the fanciest but ample food and rec options. Like the proximity to the beach. Staff and service reaction time was great. Centrally located between Tulum and Playa Del Carmen so excusion activities are plenty and time efficient. Would recommend.

Very nice. Older hotel needing updating but great Old Mexico charm Great pools and very decent dining choices. For those wanting casual Akumal experience Grand Oasis a good choice.

The property looks run down and in need or repair and regular maintenance.

Staff was super friendly and great food options. The buffet was our favorite place to dine especially breakfast but did go twice for dinner buffet and options changed so that was a plus! Also wake up early and get your spot by the pool or beach, otherwise you won't have anywhere to sit! I have nothing but nice things to say about this place. No negative Nancy here!!

The beach is awesome. You could walk it all the way to Akumal to the North or Bahia Principe Luxury Tulum to the South. It is safe and we did not feel harassed by vendors. Water activities are available. Even in shallow water we saw lots of fish even a shoal of like 1 meter long bigger ones ! There are many tours to choose from like snorkeling, visiting cenotes, wildlife reserves or adventure parks. It is a no frills, clean and safe resort. We did not feel harassed by vendors. Yet, it is perhaps too quiet, without the entertainment we saw at other resorts. The resort being somewhat smaller there are not so many a la carte restaurants to choose from. All in all we would rate it a 3.5 star resort. If Its surroundings mattered in the ranking we would give it a 4 star though.

The property needs repairs and should not be open until repairs are made.

This property doesn't deserve all the bad reviews. The beach was great though hard to get a lounger and water shoes are a must due to big rocks. Food and drinks were good. Sea grasses were never a problem in the ten days we were there.

Breakfast buffet was same thing every day and I wish there were better dinner options/restaurants. I also wish they didn’t get us wrapped into the membership presentation for 3 hours! We would have said no if we knew what it was and that it would be 3 hours and not the one hour that was first promised.
