Our room was massive, even better than we could have hoped for. A small kitchen meant we could have food reheated from the host of convenience stores round the corner. We would highly recommend and would stay again in one of we had the option.

We (party of 3) stayed in a deluxe double room and the room size was huge! It had a kitchen area that even had a stove and sink. The staff were super friendly and helpful. The only small issue is that there is no 24/7 front desk/reception staff so be aware of that if you are checking in super early/late. Highly recommend this property though.

I have been using the lobby often for work. In the evening, i believe one of the older male staff smoke. So i can smell cigarette smell. The hotel is a non smoking hotel, yet the staff allow to smoke. The smell comes from office space at the ground floor.

We had a large 50sqm room. I thought I had booked a room with 2 beds but there was only one king. Fortunately the lounge was a sofa bed and our son found this very comfortable. We highly recommend this property for location, comfort and value for money

This place was perfect. We stayed for five days. The location was excellent, the room was clean, and the kitchenette was fully stocked. Staff were amazing as well. Would definitely recommend.

Very nice hotel in a quiet neighborhood. Walkable to Nijo Castle. Convenient walking to subway stations. Be aware front desk only staffed from 2pm to 10pm. Checkin is at the hotel during those times. ResiStay also has a central checkin office next to Kyoto station for all their other rental properties but is a madhouse. There was some confusing emails about checkin procedures. Highly compliment Hideyo for her helpfulness and advice about restaurant recommendations within walking distance.

Neighborhood hotel. Small and quaint. NOT the resiv stay kyoto but a5 minute walk from busses and subway. Easy to get around is you don't want to use cabs. Neat neighborhood.

This is not a full-service hotel. There are no staff available till the check-in time. It means if you want to leave the luggage, it is possible, but they would be unattended. Japan is safe, but still, it is not the best procedure. The room is large enough to accommodate opening up several suitcases and bags. The bathroom was clean, but there was some dust on the vanity shelf that had not been cleaned up enough. The location is okay; if you have many items to carry, calling a taxi is recommended for checking in and out.
