I would say that the best thing about this hotel is the location. The beds and furniture are old all the springs in the bed poking through. Rooms lacking amenities. The price is a little steep for the quality of the room. Mattresses should all be replaced.

Parking was a bit of a pain, we had to walk into it through bear st, as we couldn’t access it through the other door-we could get out that way but not in. Otherwise decent spot, great location.

Hotel is very old and creaky. Very small bed/ room. The room was clean. Great staff. Need a bed upgrade very old, uncomfortable, and noisy. You can hear everything in the building (it’s old). Secure heated underground parking available but a couple minutes walk away. Banff parking is terrible to find but it sure is a beautiful place.

Room was small outdated. Nothing worked. Door wouldn’t lock, there was poop in the toilet when we arrived, the neighbour were extremely loud all hours of the night screaming partying and the walls were thin. Our family couldn’t sleep. The hotel front desk didn’t do anything to solve the issue and we weren’t offered a compensation. Horrible stay

The location can’t be beat, which is why the rooms and beds are small. It’s great as a base to discover Banff, you just won’t want to hang out in your hotel. There’s no lobby, the staff sits in an office just inside the exterior door, then you use your key to access the rooms upstairs. We were there right at check in so we were able to put down a deposit for the fob for a stall in the parkade a block away. We saw a show at Mellissa’s MisSteak next door and we would definitely stay at the King Edward for the same purpose again.

The room was very clean. The hotel is older and is pretty noisy (floors squeeking, thin walls). Heated free parking was a nice bonus.

Front desk staff didn’t seem to know how to get to their own parade neither did they know if you need the key fob to get out of their parkade(you don’t). Place was OK. Had a Queen bed that was significantly grooved for each person sleeping in it….its time to get new mattress. . Gothic style from the outside but full Interior is dated, ceiling fan and heater not working, we only use table top fan for 2 days, incomplete bathroom/washroom miscellaneous like hair dryer as well as small considering top spots for tourist looks like require some facelift. The room too small for our group and dark ambience however Yogit was so nice to accommodate our booking request for an additional folding bed and towels. Daily rate value is not worth since there was no breakfast available only coffee station inside your room. Since they have no front desk on site for 24 hrs you have to prepare returnable cash deposits for main entrance door key to be able to enter after 12 midnight and another deposit for closed parking door ($110). Pros, it was located in the heart of Banff Avenue, steps from all amenities, attractions and shops, secured and covered parking space. In my opinion, for its price you can find better and newer option within surrounding areas and recommend to book several months ahead of your trip.

The location on Banff Avenue was excellent. We could walk to stores, coffee shops and restaurants. The room was clean but the carpets could use replacing. The ceiling fan did not work but the front desk made a note. If you want an experience, this is not the hotel for you. If you want a clean bed and central location at a lower price, I recommend this hotel.

Room was spotless and met our needs. The room was a bit warm but putting on the ceiling helped cool down the room. You couldn't beat the location, right downtown and everything was within walking distance. The parking wasn't attached but it was underground and secure. We would definitely stay again during cooler periods of the year.

The front desk is a bit of a joke. Staff charged my friends credit card whilst I parked even thought it was paid a month ago. Parking garage is not connected to the building so that by the time you find your way out of the maze you have to walk over to the next building still. App the hotel parking said “small car” so we found a larger stall to park the truck and almost got towed the next day we came out the bylaws officer said we were lucky as he was calling the tow truck. There was terrible service at the front desk as feedback was given they didn’t seem to know what we were talking about nor did they seem to care. It’s like an overpaid door attendant.
