The bathroom had an extractor fan that was broken, black mould around the shower tray, the shower tray is unsafe, being very slippery when wet. The bathroom mirror was fitted withe incandescent lighting which gives off heat. Entrance to the bedroom was through French double glazed doors, the stay holding the door was disconnected. A strong gust of wind could cause injury to someone. The room had cobwebs and the curtains were dirty. The TV was not properly installed, resulting in loss of programs. The bedroom furniture was well used with a staple for some reason half inserted. The bed mattress was flimsy and unsupportive. The doors opened onto a poorly maintained patio area, which was also a smoking area. The result was the during the current heatwave we could not open doors as there were smokers satisfying their addiction. This is despite stickers all over the property stating that there is no smoking on these premises. Premises includes garden and patio by definition. Entrance to the room was through the main building, which included the occupants area. Where their washing was on clothes airier. The so called garden view was obscured by a bush. The grounds need attention and the preparation of a bonfire in the middle of rear garden is hardly appealing. The dining room had a chandelier with a lot of the bulbs missing. A continental breakfast with cornflakes? The crockery was mismatched. The side entrance is unsecured, anyone can just walk in. Photos are availabl

Staff were friendly and the property itself exudes vintage elegance. Unfortunately our room (Room 5 on ground floor) smelt extremely strongly of damp, so we didn't unpack any belongings. Despite opening windows and airing the room, there remained a very strong smell. There is obviously a long-term damp problem with this room which the owners should really get fixed.

I only needed it for one night business. The host was friendly and the price was very reasonable considering it had its own ensuite. It's a little out if the centre but only 15mins walk from St Leonard train station.

Very friendly welcome. The room was warm, clean and comfortable, as was the rest of the hotel that I saw. Excellent breakfast and both the breakfast and the stay were good value for money. Very happy to stay again.

Two Victorian villas made into one hotel. A lot of original features and nicely decorated in a similar style to how it may have looked in the era. Met two of the reception staff and they were very pleasant and efficient. A lovely room in all all respects too. I’d definitely book again if I was to come back to the area.

Comfortable and clean, friendly staff, but would have been good to have the heating on on a very cold day in May, also black-out blinds/curtains would be great..

Very good, efficient bed and breakfast. Quiet ish location and nice to stay in a house with character too. Not sure the bar was fully functional as it only had a bottle of Malibu on the optics but a nice stay 🙂

Only parking available is on a busy street outside of hotel we're cars fly up and down. I stopped in room 10 up 2 flights of stairs in a tiny attic room. Room was shabby and outdated. The bed was the most uncomfortable bed I have ever slept in. It must have been the cheapest mattress they could find as I could feel every single spring in my back. Definitely needs an update. Only saving grace was a a smart TV. Nobody on reception in the morning to give a vat receipt so rang them and they couldn't even send the right one to which I emailed them and they have just ignored me. Will never stop here again if it was free!!
