I’ll cut to the chase: the place is filthy everywhere. My room wasn’t well cleaned either: hairs, mould stains in the shower and used soap left by the last guest. I wouldn’t even touch the ‘breakfast’ place (tables looked like they were cleaned a year ago). If you are placed on the top floor, brace yourself for a lot of stairs. The room is extremely small. I wouldn’t call this place a hotel but a low budget hostel. There’s no one at reception for most of the time which isn’t good if you have issues. My shower drain was blocked and nothing was done even though I complained twice. Bed mattress is really slim and it gave me back pain. Positive side is that the room has a fridge and there’s a microwave on the second floor. Housekeeping everyday. Location is perfect, near rail station, supermarket and beach. The manager Kenza is nice. If you can, pay a little bit more and go to a proper hotel. Don’t believe the photos online, it looks nothing like that. I regretted. This place is expensive for what it is.

The hotel was nice and clean, within less than a minute from the beach. Equally close to the train station and to downtown too. Staff was very friendly. If you have a choice, don’t book rooms with windows facing the street, there’s a noisy bar outside and they stay open past 2-3AM. keeping the windows closed helps.

The woman at checkin was great. She is only there until non, so this is more of a residence with digicode entrance. There is no lift, hairdryer on request. Staff remarked that the other rooms were better but I requested on received a room on the 1st floor. Hopefully, other rooms were better, this one was dilapidated, broken mirrors, poor cigaret burned furniture, blackened tile in the bathroom but sheets were clean

PLUS + - The proprietress' friend who came to help her for a couple of months, saved the day. He was friendly, generous, spent time with guests on the terrace. - The proprietress is generally a lovely woman (but perhaps not a good business woman/customer liaison, as described below) - Very close to the train station, the town centre and all of the beaches. - The terrace was a lovely place to relax in the evenings. MINUS - - The proprietress was in a bad state when she received us at the hotel, which left us rather dubious. When we got to know her, she was lovely, but she needs to get her act together. - Though our reservation stated that air conditoning was included, there was no air condition in my friend's room and mine wasn't working. On day 2 we spoke with her about this, and she promised a discount. However, when we reminded her about this before checking out, she refused to comply with her promise. - One morning I dropped my box of vitamins on the floor. When I stooped to salvage them, I found my fingers about 2 mm deep in a layer of sticky dust and grime. Needless to say, they ended up in the garbage. - The reception was closed at a whim. One evening my friend and I had to assist a hotel guest, not able to find anyone to help him. We searched through some brochures/papers by a computer on the second floor, and found a phone number he could call. That is when he was able to reach the proprietress, who luckily lives close by.

I went with no great expectations but they were exceed with a very helpful owner provide good directions, offer me her parking space and introduced me to a car park backing on to the hotel which was a real bonus when parking so close to the train station comes with a cost and limitations as the time spent. See them next year.

The staff are wonderful and friendly and the hotel is clean and comfortable. My biggest complaint is that there was a persistent and strong sewage smell in the room that only went once you opened the window.

I will not even visit some one who resides there. I had a very bad experience for different reasons that some of them can be improved. I arrived late at 9:10pm and outside door was closed. We tried to call the land line and the cell phone as it was written on the door. The first one did not answer and the other one was dead. I had to stay at my friend's place. I checked in next day. No phone service in the room. room is very small and the floor is not clean. I had to take the stairs to my room. bed cover looked very old. The worst things is that they had some insects that bite in the bid. I was about to file an official claim against them, but they said they will spray the room. Nothing changed. I had these bites on my hand, my legs, and my back. I saw 2 insects on the bid, but I figured out that some others are the ones who bite. Wifi speed is ok. However, they canceled it at 9:00AM on my day to leave. Price was the cheapest I found. However, I was about to spend much more to recover and find another place at the last moment. If you still going and have time, do not hesitate to file official claims. This is a one star hotel, but health conditions can not be compromised.

We had a great street and sea view. The staff were friendly and accommodating. Room was a little small with the cupboard door being in the way when you open the main door but it was fine for 2 nights. Having the bar fridge in the room was great too!

Not the most glamorous hotel on the Cote d'Azur, but if you're on a budget you'll find a comfortable place to lay your head, and a warm welcome from the friendly manageress. Its location (two mins from Juan Les Pins station) makes this simple 2* hotel a decent, no-frills bargain.

Nice Owner, nice simple breakfast on the terrace, 6.00 euro, good bars around and places to eat, lots on food, great pastry chef across the street, walk to beach, walk or train to Antibes port, nice bars and restaurants there. about 150 yards from the train station. Small bathrooms and shower, small room, good stay for the money, it's a place to stay and go hit the town.

The hotel is what it is... One star, super cheap but in the heart of JLP, a block from the beach and a block from the train. Not too loud, free(ish) parking, decent.

We easily found the hotel. We walked up a couple of flights of stairs to check in. We ate dinner just nearby on the same street. It is an older building. It served us well enough as we needed a one-might stay.

The room was very small and that's okay but it was very basic and you could barely move in the 'ensuite' bathroom. You could certainly not sit on the loo without turning sideways. We had to go in search for a loo roll and the floor of the room had a light covering of sand when we arrived. But the place was basically clean and if you don't mind noise (we were at the front of the hotel) from the bar downstairs until the early hours of the morning you could survive. But we wouldn't go back. Ideal for younger folk on an even tighter budget than ours but this is a very expensive part of the world. Had I not been so mean I'd have paid a bit more for a 2 or 3 star.
