Sea view is obscured by trees. Balcony tbh not worth the upgrade as apart from no direct view of the sea we both felt the deck boards unsafe to stand on as very flexible. Room was larger then expected and if old school is your thing you'd love it. Exposed period floor board's which creak on every movement. Breakfast was great although took 25 min from ordering to turning up and somewhat smaller then expected but good. Staff all great and helpful. We was meeting family in Southend after returning to UK from holiday so they ended up staying in the hotel down road (Seven) so we meet them there.

Nicely furnished, maintained, and managed accommodation with a yummy breakfast! Nice access to area attractions! It was a bit hot with no air conditioning and without much breeze blowing so, we tried to keep the windows opened … however, motorcycles and talking pedestrians outside were noisy rather late. So, there was a trade off between having a cooler room with open windows but having to endure disturbingly loud motorcycles and other street noises. Luckily there was a portable fan in the room … if not for that fan, it would have been uncomfortably hot and sweaty.

Fantastic breakfast - very tasty, one of the best we've had. Room was fine, bathroom a little cramped (especially the toilet - very little knee room). Shower looked fancy, albeit water/limescale stained, and not really sufficient water pressure. No dedicated parking, lucky if you can park on the road out front, otherwise nearby car parks can work out very expensive.

Very friendly staff, clean and tidy room, walking distance to sea front one way and main town the other - about 5 minutes. Breakfast amazing, even M&S zero fat Greek Yoghurt selection and perfect Avocado with lightly poached egg! Full English cooked fresh and looked very appetising. Will definitely return!

Perfect for an over night stay. Friendly, helpful staff. Important things very clean, though corners don't stand up to a close inspection. I had a lovely quiet room at the back - a free upgrade from that booked. Nice breakfast offering. Easy parking, but chargeable on road outside.

The property was on the seafront overlooking the beach, Southend Pier, and the amusements. All of the food outlets were either on the seafront or within 20 minutes walk east or west along the parade or north going towards Sainsburys. Lovely place which i hope to visit again.

Very nice small hotel, we were given a better room free as it was not booked. Nice spacious room and excellent shower. The breakfast was very good quality with a wide choice of options. Please consider using non single use bathroom supplies.

My wife and I go to Southend often and found the Hamiltons Boutique Hotel which we haven't stayed in before. We had a message in the morning to confirm what time we'll be arriving which I thought was a nice touch. We had a lovely welcome and being out of season, we was given the Hamilton Suite with a sea view. The whole hotel was lovely and clean and bright with lots of light. The next morning we had a lovely cooked breakfast each. 100% will be out "go to" hotel when we go to Southend now. Great location right by the town but also a short walk to the pier. Thank you.

Hamiltons boutique, wow! What a gem of a find! Just away from the seafront enough to avoid the hustle & bustle of adventure island but literally 2 min walk and you’re on the beach or town centre… Very welcoming & friendly, comfy & secure. Definitely recommend!

We only stayed one night but everything was excellent - the tea & coffee station had proper Yorkshire Tea and also had crisps and water! The shower toiletries were good quality. Everything was clean and it felt that it had only been done up recently. Would definitely stay here again, worth paying more for a room with a sea view if you can. We looked over the back of the hotel but it was fine. Breakfast was great too my partner had the full English and I have avocado & poached egg. There was a greater choice than just the usual.
