The staff is very good, no complaints there. The rooms are designed for student housing so the beds are small, uncomfortable, the chairs are uncomfortable, the window is terrible as a result the rooms get stuffy and hot. (Probably not a concern most of the year) But it is student housing at a cheap cost so what does one expect really. The location is great.

Very good location and great staff. The room (2 rm apartment) was well equipped, very reasonably priced and functional. Mattress could do with a replacement in one of the rooms. Great for visiting the Fringe or Tattoo

The room was of adequate size but for 2 people the beds where too small I’d say more of a queen size than double. Was the cheapest accommodation we could find during the fringe and in a good location for many of the acts.

Everything was fine apart from one thing. All the doors bang very loudly unless you keep hold of them and allow them to close softly. Unfortunately people didn't do this, meaning you'd be woken up either late at night or extremely early. The accommodation needs to invest in some soft-close door closers.

It was nice to have a little kitchen area so that I could refigerate and prepare food if necessary. The only thing that was a little disconcerting was that you can't get OUT without pushing buttons or using the key card. My key card never worked on the card reader getting into the lobby, so if someone hadn't been in the lobby, I couldn't have gotten out. It made me feel a bit trapped. But everyone was very nice and helpful. Easy walk to the Royal Mile.

The location was convenient and the staff were friendly and helpful. The room size was fine for a couple of nights. The bed was not very comfortable and the pillows were very flat. The sink did not drain very quickly. The doors slam very loudly. Good internet connection.

Great location on the royal mile - close to Arthur’s seat. It was okay for literally going to bath and sleep - we only went in and out. However, our room was not kept in clean condition. It was dusty; the bathroom was small, mold on the bathroom floor; no A/C, we had a very small window (we could not open it any more) and it got really stuffy in the room. The room also had a terrible smell (combination of cigarettes and old smell). The lady in the reception was nice enough to give us a fan, but it was extremely dusty and we couldn’t even use it (she warned me it hadn’t been used in months). We had to buy a candle to help with the smell of the room. I wanted to be honest with our stay, to warn others. If all you need is to bath and sleep it’s okay, but be warned about the smell, coolness, and cleanliness.

Location, condition, and service all great! The fan in the bathroom was VERY loud and automatically set to run for 30 minutes every time you went into the room. The bed was also quite uncomfortable; an old style spring mattress.

Very dirty bathroom and kitchenette area, hairs in the bathroom and food particles on the plates. Clearly housekeeping needs to do their job better! It’s overpriced for what is basically a single uni accommodation room. And they’re selling it as a double room!! The only positive is the location...

These are basic student apartments. The beds are pretty uncomfortable but not terrible, the apartments are a little run down but clean, the layout is a little awkward if you want to spend any time together as a group in the room (there's nowhere to sit other than the beds and a tiny kitchen bar), but the location is fantastic (backs right onto the Royal Mile and easy walking distance to basically everything you'd want to see in Edinburgh) and the employees are friendly, polite, and helpful. Ability to leave bags after checkin is a huge plus if you're trying to do more sightseeing after checkout on the last day. Good value for the price, but nothing fancy.
