We were greeted very warmly by Giacomo, who, in addition to ensuring our room was cool and air conditioned, explained in detail what to do in Orvieto and left us a map of the city. Just around the corner, you're right under the Duomo; the location is truly spectacular.
Nothing to complain about the cleanliness of the room.
It was also nice to find some games on the table (except for the missing checkers and playing cards), and for me, a celiac, he was careful to leave snacks and lactose-free milk in the fridge.
Out of nitpicking and as an Italian, I'd like to point out that there is NO bidet in the bathroom (it's also a bit dated).
I wouldn't call breakfast a breakfast if I have to make coffee with the moka pot and eat a snack or some slices of bread with jam or yogurt.
Another note: payment is cash only.
Of course, the kitchenette in the room and the proximity to the city center are an added bonus, but nothing more. By the way, Orvieto's city center is beautiful but very small, so whether it's next to the cathedral or not makes little difference.
I'll conclude by saying that parking is free ONLY if you can find it; otherwise, it's nearby but subject to a fee.
