First things first, great value for money. Location couldn't be better, and big space with comfy large bed, TV with smart features etc for far cheaper than any other Brighton hotel that offers a lot less. A few major downsides unfortunately - the ensuite bathroom didn't have a door, so any unsavoury smells would be right in the bedroom with you. The bedroom blinds were broken which meant they could not be pulled closed, so anybody walking past would've been able to look right in and see you in bed. This was fine due to the location being a bit out of the way, but more nervous travellers would probably not enjoy this. The front door (before your personal room door) had the key in when I arrived, this was really really difficult to unwedge most of the time, meaning I had to give myself an extra 10 minutes every time I left/came back due to how much shoving it needed. Parking - couldn't work out how to make it free - not sure if this is the parking being 'included', in which case this is quite poor miss-selling, as it cost me about £30 to park overnight. All in all, I would stay here again, especially if I'm in a bit of a financial pinch. Really good pros but just also a few quite serious cons.

Perfect central location in the middle of the Lanes area. A spacious apartment with a comfortable bed, great sized lounge and kitchen and a good bathroom. Shower was good, great water pressure. Bedroom a very good size too. A great choice for a couple of days staying in Central Brighton.

This apartment isn't family-friendly due to excessive noise outside from drunken groups. Very noisy heating and water system. Very bright in the rooms the blinds are not sufficient for blocking out light and the night lights over the restaurant below. Safety issue a broken window in the bunk bed room is not ideal with small children it needs fixing it caused a draft at night and made the noise worse. Despite the high price, it didn't deliver a restful night's sleep. It's better suited for couples or groups of friends. Parking was challenging despite provided instructions, and an unexpected fee for parking contradicted what was promised. Lack of amenities like a coffee machine but had the pods. No oven gloves which wasn't helpful. Lack of TV channels no netflix provided as stated in the listing. Given the overall experience versus the cost, a complaint is justified and I expect some money back!

We had the best time and would definitely stay here again. The apartment itself was spacious, well designed, had everything you could possibly need and was situated right in the heart of where it’s all happening (this did mean that there was some noise at most hours, but this didn’t bother us as we’re all night owls!). The beach was less than 10mins walk away and there were shops, restaurants and interesting things to see/do really close by (all walkable distances). The only reason I didn’t give a full 5 star review is because the pull out bed kept collapsing which meant that my son couldn’t use it, but the sofa itself was big enough for him to sleep on. And although the apartment was clean, the front gate and stairs area were tired looking and quite smelly/dirty (especially the stairs). Good recommendations: We ate at blossoms one evening (in the square below us) which was delicious and the service was exemplary. We also had some incredible food at Donatellos, situated less than 2 mins walk away. It was really great value for money and served authentic, Italian dishes which reminded me of my mother’s cooking (as an Italian myself, I was extremely impressed!). All in all we would highly recommend Brighton Sq Apartments and we’d love to visit again someday!

Centrally located to the shopping in the Lanes and surrounding areas as well as the waterfront entertainment. Public parking nearby was a plus for us. Lots of activity and places to eat and hang out. Apartment was very clean and well maintained. Very pleasant and would return in a heartbeat!!!

Great communication with host Kim, who sent us helpful detailed directions and was able to accommodate an early checkin. Property is centrally located in the heart of the Lanes, which we wanted, and as a result was a little noisy at night. You must carry your bags to the entrance and up one flight of stairs. Comfy beds and nice shower. One thing we didn’t like was the coffee maker, which required a type of pod we couldn’t find in any grocery. We did not have enough for our stay and although we asked for more we didn’t receive them. We would definitely stay here again and recommend it unless you are looking for quiet—but then you probably wouldn’t be coming to Brighton! Easy walking distance to trains and buses.

Great for a night's stay. Bedroom was very nice. I slept on the sofa bed, however, which was very uncomfortable. Like sleeping on a brick. The bed linen was lovely though. Overall great for a couple of nights. Would recommend if you don't need to use the sofa bed. Thank you!

Super cute apartment. Clean, well decorated and has everything you need. Spacious bedrooms and great showers including a dishwasher in the kitchen. A bit noisy at night (on and off) given the location but earplugs are supplied. The only minor con for the interiors was the surface mildew/ mold in our bathroom on the wall. It was a little tricky to find the lanes but we eventually did and located the proper gate after a bit of wandering around. The instructions to get into the gate and apartments were very clear and easy to follow. One suggestion, for us foreigners, it would have been nice to leave instructions in your binder for the oven, and washing machine (settings) ours are quite different. It’s close to the beach, stores, grocery stores, restaurants, walking distance from the train but just be aware you’re surrounded by restaurants and a few bars in the lanes below so noise is to be expected. Also, there’s no lift so expect a flight of stairs to climb and stairs in the apartment. We would recommend this place to others for sure.

Nice size apartment and well equipped. Overall a nice, very well located apartment. We did have a problem with ants in the main room and the bathroom could have been cleaner. It was great having access to a terrace right outside the apartment and noone else was using, it would have been nice if it had a few more plants or something covering wires and old fencing. Bed was comfortable but sofa bed wasn't. Although front room was quiet but very noisy in the night outside bedroom. Advance communication was very slow, but did communicate just before our stay.

Once we found it, it was lovely. Perhaps add to instructions that you come out of the parking garage and immediately turn right up the walkway to find the dolphin gate.

Pros: Great location, just obviously need to be aware there’ll be city centre noise given where it is. Generally well-equipped and clear instructions given on accessing property. Cons: no highchair or Netflix available which are detailed on listing, some furniture eg stool in bedroom broken, mattress really uncomfortable and just feels like springs, shower drain clogged and overflows if shower longer than 2-3minutes. Funds were taken a couple of days before stay rather than on day of stay as expected per Hotels.com. Did contact manager of property to share feedback directly but no response.

Good value apartments and great communication from the friendly staff - had a minor issue and they were very quick to correct it and ensure i had an excellent stay. Would certainly stay here again and have already recommended to friends. My only feedback would be that the property would benefit from a better mattress and pillows, they arent bad...just not the most supportive.

Good apartments in a perfect location. Be warned though, WiFi is next to useless and the tv (in our apartment at least) was *not* a smart tv. Really annoyed on the last point as the Expedia ad cites ‘netflix’ yet apartment 29 was without.
