Nothing but positive things to say. This place was great. I parked in the lot behind the hotel, and ran in to check in (the front street is closed to vehicles in the summer time). Once I got my room key, I had access to the underground parking. Arrived at 4pm on a Monday and managed to get the second last spot. Friendly staff. Clean rooms. Great location!

Location! It is great to be right downtown. East access to waterfront, great restaurants and shops. Clean room, air conditioning.

Breakfast was good and Hotel was clean, nice rooms. Only pain point is the parking, wish they had more underground parkings and some EV charging points in future under their amenities list. Location excellent, downtown and close to Kelowna waterfront. Kids loved the stay too, it was the presidential executive suite.

We have a Ram 2500 and needed to find parking off property. Breakfast was easy and great. Loved being right downtown. Bed was comfy!

Can’t complain about anything, front desk always there to help us with our questions. Everything was clean and bed was comfortable.

From the quick, easy check-in and dog-friendly “welcome gift” waiting in our room to the staffer helping us fill water bottles with ice and water as we departed, our stay at The Royal Anne Hotel was excellent. The location is perfect for those wanting to easily walk around downtown Kelowna and despite being close to the action, no street noise made its way to our room. The only downside was the small parkade on-site, but we had received an advanced message from the hotel warning that parking was tight and were given directions to a safe parkade that was nearby. Overall, we enjoyed our stay and will be staying there again when we visit Kelowna.

If you're looking for a quiet night's sleep, I would not recommend staying here. The walls are very thin, and noisy neighbors can easily keep you awake. I was here on a work-cation so sleeping in was not an option for me. After being woken up around 5 a.m. on my first night, I reported the issue to staff. They said they would speak with the neighboring room but also told me there wasn't much they could do about noise in the mornings. Later, they called my room simply to tell me to phone the front desk next time instead of messaging through Expedia, which I found unhelpful since I didn't want to wake my family. Unfortunately, the noise continued for the rest of our stay despite my complaint. We even resorted to wearing noise-cancelling earbuds and headphones, but I was still woken up. I chose this hotel for its convenient downtown location on my first visit to Kelowna, but had I known how poorly soundproofed the rooms were, I would have stayed elsewhere and taken an Uber instead. I mentioned the noise issues again when checking out when they asked about our stay, they sympathized that some people are inconsiderate but overall I left very disappointed. For a hotel that costs as much as it does, I would expect noise to not be an issue. Their responses were unhelpful and left me feeling like I had to solve the issue myself. The breakfast was the only decent part of the experience, it was convenient , though we did start to get sick of it and went elsewhere our last day.

The hotel was very clean, and the breakfast was quite good. The only difficulty I had was with parking — the lot was completely full, and it was really challenging to find a spot. Since it seems that most guests have cars, I think the property could benefit from additional parking spaces. Aside from the fact that the soundproofing wasn’t very strong and I could hear noise from the hallway and other guests, everything else was very satisfying. The location was excellent as well.

Clean rooms, great location, friendly staff. Will absolutely stay again!

I found an empty whisky bottle in my bed, which appears to have been left behind by previous guests. This has made me question how thoroughly the room was cleaned, particularly the bed and bedding, before my arrival. It has left me concerned about the hotel’s cleanliness standards and the care taken in preparing the room for new guests.

Large room, excellent staff, convenient location to all the hot spots. Secure underground parking was an added bonus.

It's location is prime. Right on lower bernard street. Lots of store front patio's to sit down at and have a meal and a drink. Whether it's a piece of pizza or a nice meal at Earl's Kitchen, lots of choices. City park and and waterfront all within a short walking distance. The continental breakfast had some good choices to get yoir day going. Friendly staff. We stayed in a king suite. It was very spacious. We always enjoyed our end of day cookie from the front desk. Nice touch.

It has a beautiful vintage look. The property was very clean. The staff were very pleasant The free breakfast was amazing. Coffee and cookies available 24 hrs. Great location. Will definitely return to this hotel soon.

The staff are very helpful, the rooms are clean and spacious but the best feature or this hotel is the location. You’re just a few blocks from the lake and endless restaurant options.

It was quiet stay and lovely accommodations. Breakfast was good! 👍

Everything was awesome except the breakfast, I went across the street to McDonalds , could not wait for the hot food any longer.
