Freezing room. Noisy radiator and beeping noise all night. Not for me

Visited The Mansion House in Holbeach to attended the Heritage festival at weekend at Sandringham. Stayed for 6 nights. Really lovely hotel, run by an amazing couple Sam & Richard. Nothing is a bother for them. They go above and beyond. Car park areas for approx 3 cars at hotel, but they also have another larger car park area essentially just around corner. Always got parked there too. We stayed in the Deluxe Double Rooms with Ensuite with wonderful showers. Really lovely comfortable rooms and facilities, lovely outside seating area too. Eating area is in basement. All areas very tastefully set out on all levels and in rooms. Very good hospitality trays in rooms. Brilliant tasty breakfasts. Everything you need. Quite a few steps into hotel and within. No lift as it’s such an old building but we managed well with luggage & with help of owners too. Heat wave while we were there, so I was very grateful for the large resident fans in rooms. Nice touch. I have absolutely no hesitation in recommending this wonderful hidden treasure of a hotel, great location for visiting Lincolnshire and nearby Norfolk. I’ll definitely be returning.

A one night stay and we had no issues. The room was very comfortable.

that there was fans in all the room whilst we have had the hot weather and was allways on site if needed anything and was very friendly

Check in via intercom not ideal after a tiresome 250 mile car journey. Entry into Hotel via basement, not particularly welcoming. Dull in corridor, difficult to read room numbers. Nice chat with owner the next morning. Unsure if breakfast was included but already committed to leaving anyway.

Worst nights sleep ever - no real bathroom .

The owner could not have been better. Great communications went out of his way to make us feel welcome. Thoroughly recommended

We were only there for one night while attending a wedding nearby so in fairness our time at the hotel was limited. The young lady who greeted us was very friendly and helped us find a place to park a little way down the road. We had booked two rooms and our adult childrens’ room was very quaint and lovely. I was a little disappointed with our own room. It was very clean and quiet however the room was quite basic and the decor a little tired. We had a very small cloakroom toilet and sink and a separate shower cubicle which was in the actual room itself. Whilst we are a married couple and the shower cubicle had some frosted glass I would have preferred a little more privacy whilst showering as this meant getting undressed and dressed in the bedroom before getting in the shower cubicle and having to step out of the cubicle into the room to get the towel. Had this been the only room we had seen I would have been very disappointed with our stay and the price paid but the rest of the hotel and our other room was charming so I think we possibly drew the short straw on the room this time. In summary, a nice hotel but your experience overall might depend on the room you get.

This hotel with bar and restaurant, has NO bar and restaurant, it doesn’t even have a reception.

I don't like heating in my room, call me crazy. So the owner was kind enough to turn it off (central) and let me open the windows.

No issues. Owners very friendly & helpful. Didn't have time to take advantage of several nice social areas on property.

This was one of the best hotels we've travelled to in the last couple of months! with character to sell and an interior decor that made it hard to leave. a beautiful mix of everything we love in one place! surely they will see us again! thanks Hannah for promptly answering us whenever we needed and for the delicous breakfast!

Really friendly and warm welcome from the hosts. Quirky set up hidden away. We really enjoyed relaxing in the court yard with a drinks d a bit to eat.

Room was fab, service and hospitality was 5 star.

The owners are very helpful and friendly. Great decor and decorating advice. We will return.

Great place to stay

I work away from home every week and look for accommodation with restaurant and bar facilities. I was very disappointed to find out that despite advertising these facilities, they haven't run their bar or restaurant for 2 years. The excuse was they hadn't got around changing this on the web site!!! I also dislike that they only use the rear entrance door which leads to the basement level. Access is down a few step and the door opens towards you. This means that you have to back-up a couple of steps with any bags and suit cases to open the door. This also means that the narrow staircase from the basement level to the ground floor also has to be negotiated with bags etc. The main issue was that on my 3rd night, I went to throw some rubbish in the peddle bin provided in the bathroom to find that it was full of "used" ladies sanitary towels. I complained about this and it was promptly emptied. The excuse was "it had just been overlooked that day! The bin was full and I assume this took a few days to fill and I had been there for 3 days. This had been overlooked for at least 5 days or more! The rooms are decent and there are plenty of places locally to eat, but it wasn't as advertised.
