Food poisoning the first night, rooms hotter than the sun, zero water pressure in the bathrooms. Constantly chasing staff for the most simple things. They ran out of ice. No fans for the rooms. No one collecting glasses or emptying an ash tray. Asked for a coffee in the morning and waited 15 minutes.. got up to ask where it was "oh i couldn't find you" yeah because you were in the kitchen flirting with the chef.. Could be such a wonderful place, if the staff weren't recreating Fawlty Towers

Lovely location and hotel, easy parking and breakfast amazing Bathroom was large enough to have a seperate bath & dhower cubicle - unfortunately the cubicle was rather small (I'm 6'4") so kept banging my elbows

Beautiful rest in nature and surrounds

Overall, we had a pleasant stay. Small attention to details noted - a radiator that was hung very unevenly in our room (eye catching, long term dust build-up on the headboard, staining/drips/splashes on walls next to the toilet and 2 broken windows in 'attic' windows (not what you expect to see when you first arrive at this otherwise beautiful building). The positives - generally clean and tidy in the communal areas and in our room, the staff were very friendly and helpful. The hotel had great dining and bar areas with a decent selection of options on their menu. The crowning jewel is the hotels location in relation to the New Forest and Southampton central.

Great location, staff were friendly. Room wasn’t cleaned very well so we came back to dirty cups, wet and stained surfaces and only a partially made bed after our day out. Generally the rooms were nice but no soundproofing, you can hear talking from rooms above and extractor fan going on etc

Our room looked tired. Decorating was of poor quality. The room was noisy and right next to a gravel car park. There was no hot water for hours and no heating at all during our stay. We had to use an electric room heater to try to warm the room up. Staff were pleasant.

Upon entering, the room smelt strongly of mould and damp. There was mould all over the bedroom window and the smell also came from the bathroom. The bathroom door latch didn't work, so the door didn't stay closed. The bathroom extractor fan is caked with dust, the bath looks like it hadn't been cleaned, the panel looks incomplete and the grouting is mouldy in the shower. The bedroom had a radio, which was also caked in dust. I have a severe allergy to dust, which immediately caused a skin flare up. On top of all of the above, the travel cot provided was filthy on the net sides with loads of stains and yellow in colour. The room is a hazard to health. We opened the bedroom window for an hour and the smell did not budge, because it was never going to with the mould issue. Reception suggested air freshener, which is ridiculous as it would only mask the smell temporarily. I am also allergic to lots of chemicals in air fresheners. We were provided a clean cot after we informed the lack of cleanliness of the one provided. The mattress on the roll out bed was so flat, it was uncomfortable for our daughter. We are extremely disappointed with the state of the room and wasted money in fuel travelling to the hotel we didn't end up staying at. We had to pay more to stay elsewhere at such short notice. I sent feedback the next day by email with photos. No response and it's 3 days later I've put this review on.

The staff were amazing, helpful and very wonderful. My wife and I really enjoyed our time there. The room was great but the bed mattress is a bit old. We would definitely return. Lovely

The only problem we encountered with this hotel was that there wasn't a lift or secure place to leave our luggage. My husband and I are elderly and were on route to go on a cruise from Southampton so had two large heavy suitcases and there were no ground floor rooms available. The young lady on reception, however, was brilliant and took both cases to our room, not an easy feat! Really enjoyed our stay and will choose this hotel in the future.

Well cooked and well presented breakfast. Room comfortable but was unable to wash or shower this morning as no hot water so a discount was given. Basin was cracked and did not hold water

Parking is easy Room immaculate Staff amazing Building full of character and so so well looked after I sat in the garden with a drink watching the sun dip behind the trees in the distance and honestly could have been anywhere in the world, there was just perfect.

Used this on a recent business trip while working at Southampton General Hospital which was close by. Lovely hotel, great evening meal, comfortable and peaceful room. Excellent surroundings too. Lovely.

WILL NOT BE RETURNING! Oh dear, well from what the pictures show and the price we paid it would seem to be regarded as somewhat a higher end hotel compared to your standard? Upon receiving our key we walked up to our room only to find the door unlocked and slightly open. We entered and LOCKED the door. The smell from the bathroom was a foul one. Constantly smelling of waste. And the decor was tired and looked rough. Oh not to mention the leak coming through one of the walls. Regardless of this we were tired and it was getting late. I woke early the next morning for work only to find the door was UNLOCKED during the night. I then reassured my partner and told her to lock the door and leave the key in the lock until I got back from work. She then rang me a few hours later to tell me someone was trying to get in. No knock, just force. She opened the door to find a woman. Who replied oh I thought my colleague was in here. No sorry nothing. DISGUSTING! My parter and daughter are in the room frightened and yet this woman did not care. For the rest of our stay we made sure we constantly locked the door. We went out for some food of course once again locked the door. Only to come back to it unlocked and our things moved. No clean sheets or anything? I went down and told the receptionist who looked at me like I was an idiot. Once again no apology. The staff seem to have no regard for the guests and I’m utterly disgusted. Got a frightened little girl and a concerned partner. Nice one

Very pleasant stay. V good hotel and excellent value. Only disappointment was there was an incredibly noisy family (shouting and screaming) next to my room and the sound went straight through the walls/ceiling until about midnight and then kicked off again at 3am - but obviously not the hotel's fault.

Yes we enjoyed our stay the room was very clean and tidy and all the staff were lovely, will definitely come back again. 👍
