Your staffs are friendly. But, your amenities are so embarrassing. Restroom door is in poor condition. Room floor tiles are broken. Room is not sound proofed. I heard the noise of the near rooms and even the walkways. Room smell is not pleasant.. Stairway lights are so deem. Kindly fix all maintenance issues in your annex building.

the toilet bowl and shower have lick. when we are flushing the water come out from the floor. The room is not clean I am so disappointed to this hotel.. the crew is not accommodating..

Rooms are too small also old bathroom & the pillow cases are a bit of dirty

This hotel is alternative budget one when you like to be near Robinson Mall and nearby schools and events hub.

They really stood up with the discounted price they gave us. When we arrived after getting the key card they let us walk while carrying our baggages within almost 100m from the main building. I let that pass, thinking the room would be clean, comfy and relaxing unfortunately it was an awful place to stay. Please don't be deceived from the photos they post online. The room is really dusty and my allergy was triggered real bad. The worst part was there's only one telephone for the whole annex building and you need to go outside your room to use it; called the front desk and politely ask if we can be transferred to another room, unfortunately she declined. She didn't even tried just declined. I hate giving bad reviews but this hotel triggered something inside me. Really really bad experience. Ps. Shower's water pressure is broken.

It was a great stay at Urban Manor. It was near with the Robinsons Roxas and along the national highway just a few blocks away. The room is neat and tidy.

Air conditioning unit released a bit cold air next to warm. Plus, there was noone to helped us go to annex building at the heat of the day. No elevator even. Not a good place to stay for travellers from far away places

I came in earlier than expected but the office welcomed me to the hotel. They said I could check in ahead of time because the room i will be occupying was "done and ready". However, this was not so. 1. They had to reassign me to another room because the room to which i was assigned was still being repainted, even though i was already given a key to that room. 2. The shower head placer got destroyed so the whole time i was taking a bath i was holding on to it. Good thing there was heater so it somehow mellowed down the otherwise inconvenient situation. 3. Because of the reassignment, my room did not have the specifications i had indicated when i booked online (i.e., non smoking area, and a large bed instead of a solo bed). 4. Other than these, the crew was respectful and accommodating.

It was good for an overnight stay.

The aircon is not working properly. Considering that we arrived an hour earlier and made us wait at their lobby, they didn't prepare our room upon our arrival. We had to walk from the main hotel just to checked in then go back to the annex again under the blazing sun. There is no help from the hotel staffs in carrying our luggage or even just to escort us to their annex. Do not book this hotel. Staffs aren't courteous as well aside from the guard of the annex. Do not believe what you see on their site.

Reception is at the main hotel thus you would need to walk which is inconvenient on day time/hot day.

If you don't mind using the stairs going to 3rd floor and walking 2 mins from the main hotel, this is great for the budget. The hotel staffs are very helpful and friendly. They even help me with my problems regarding to my flight. There are no problems with the amenities when we stayed like the toiletries and water heater. I highly recommend it for people who is on a budget.

They didn't clean our room!

The guard and the housekeeping staff were very friendly and courteous. The room is also good for the price we paid. There are only two things that I did not like about the stay, namely, (a) you have to "renew" your keycard every day and you have to do it in the reception in the main hotel building (it just so happened that the housekeeping staff did it for us), and (b) the water pressure of the shower is very weak.
