It was a very nice time to stay in the hotel, very close to the sea and shops, staff are very kind and helpful, thank you so much

I have stayed here before as its perfect location for everything beach at bottom of road and shops are all within walking distance. When I arrived to check in the room hadn't been cleaned but as soon as I informed them they switched my room and put a fridge in there they couldn't have been more apologetic and even offered us a free drink or chocolate from the vending machine. I would come back staff are friendly and quite good value for money.

The staff were fantastic, from the time that I arrived and they advised me about the parking, to the time I checked out and they offered a free late checkout and looked after my 4 bags while I relaxed on the beach for the day. The location is ideal, very close to the beach but in a relatively quiet neighborhood still easily accessible to the Brighton city centre, pier, etc.

Hotel met all my needs. Great location convenient for beach, buses and Church Road. Staff were always helpful and front desk always manned. Room was bright and clean with tea/ coffee available, decent wifi and desk to work. A great deal i will be back.

The staff were helpful. The room was too hot even though there was a fan and windows open. The bathroom door doesn't shut and the lock is broken. The toilet seat is broken, we had to hold on to it to use the toilet. The toilet had pee stains from the previous person, and hair from not the head end in the shower!! The shower door doesn't shut so water come out. Water is either too hot or cold. The beds weren't that comfortable to sleep on, too soft. Enough towels!! And sheets looked clean. But one had pink nail varnish on it!!

For what I needed, a quick stopover, it did the job but there were a few things that could have been done to improve the stay! The room (# 400) had an overpowering smell of cigarette smoke when I entered and not being a smoker it was very off putting. I opened both the bedroom and bathroom windows, put the fan on and went out for an hour. When I came back the smell wasn't quite as bad but as a non-smoker, it was still a strong smell. The room itself was a little tired with broken cupboard draws. It obviously hadn't been thoroughly checked over from the previous tenants because there were 2 beers in one of the draws leftover from a strip of 4 but hay-ho, bonus for me! A hairdryer and electric sockets near the bed would have been nice but that's just me being picky The location was good with the beach and shops only a short walk away. Parking was on the street outside the hotel and it was first come first served although it was free between 8pm and 9am. Look, when all said and done, I stayed here for a quick stopover and it did the job. If thats all your looking for then yes, go for it, it's a cheap stay and does the job but for any longer, I probably wouldn't stay here.

Absolutely awful hotel Smelly rooms, toilets and showers need a good scrub and bleach t Towels dirty and small! Beds not comfortable at all! Worst hotel I’ve ever stayed in Party of 6 using 3 rooms! All agreed we would not recommend!

Started bad when I booked as a disabled guest that couldn't do stairs & they put me on 1st floor with a broken lift... Their answer was at 9pm after a long journey was to put me in their other hotel a 10min walk away (HELLO DISABLED), made them carry my bags up & I struggled in pain upstairs... Room & bed was old & outdated.. had no double glazing & had a gate banging outside all night.... Had lots of random wires hinging down in the room... Thought it would be nice to have a full sized bath in the room but couldn't get any hot water.. pillows were so thin I had 4 stacked up & was still not enough... Met up with colleague in the morning who was also in the hotel & she also had similar bad experiences... Tried to talk to reception in morning to ask for refund as was so angry about stay but they spoke very little English it was pointless... Definitely won't stay again & won't recommend... On my companies blacklist

The room was clean, the staff were pleasant and the shower worked. Great location near the beach and buses. Good value The whole building needs love, but then the prices would go up a lot. An armchair in the room as the rooms are big would be nice Smoke smell was annoying but I guess this is only in certain rooms/areas. Get rid of the pool table and put in a communal seating area

Clearly undergoing a much needed refurb but the staff were all great and helpful and the location is first class. I was able to park right outside for my entire stay.

Grumpy staff. No iron board for a deluxe room. TV didn’t work. Dude at reception in the evening didn’t care. Dude in the morning asleep at reception. Beds comfy

Very helpful staff helped save us on parking by explaining the parking permit we needed for street parking also covered the area near the theater we were visiting and meant we could park very close to that without paying an extra charge. The room was a little worn but was comfortable enough and provided what we needed for a one night stay. Very close to the beach, although we didn't use that, I could see this being a good place to base a young family for a seaside holiday. Plenty of food options nearby too

The best thing I can say about this place is that the staff memberqho greeted me was friendly, and the bed was comfortable. That said, I was very tired after a very full day, so I probably could have fallen asleep on concrete. The room was grimy and shabby. It didn't look like it had been cleaned particularly well. Surfaces were wiped, but I don't think the carpet had been hoovered. I won't be staying there again.
