X'Tan Ha - The Waterfront

They have a group of iguanas that live on the beach front. Their staff is great and very friendly. The condos are nice but dated. The bar is poorly stocked for liquor variety. The restaurant food was good. They have two pools but nothing special that makes guests want to use and hang out. They are far from the action or things to do in the town. The roads to get there from the airport are HORRIBLE!

Rooms were clean and staff very nice. Bathrooms were not close to the pools which was a bit painful. But the property is well maintained. Definitely get a golf cart for your stay. It will give you freedom to go eat around freely and visit other resorts which allow you the use of their pool if you eat at their restaurant. You will need that since the place only has one restaurant and they don’t serve the pool.

I love this location. My girlfriend and I stayed at this location in March and we enjoyed every moment. The staff were exceptional and friendly. They accommodated any mishaps that occurred and provided additional reassurance. I would recommend staying here. 10/10.

we had a wonderful stay here! the beach, even though unswimmable due to the sargassum was gorgeous, the staff were incredibly kind and helpful, the rooms are spacious, and the food was DELECTABLE! would absolutely stay there again.

My friend and I enjoyed our stay at the property. They celebrated my graduation by giving us complimentary wine and a room upgrade with a beautiful view of the ocean. The staff was friendly and helpful with booking our excursion and housekeeping came by everyday to accommodate us. Thanks to Expedia we got free breakfast everyday. The only downside to our stay was that we couldn’t swim in the ocean because of the brown murkiness in the shallow area, most likely from the sargassum. I don’t think there is much the hotel can do about it but it did inhibit our plans to use their water amenities. The pools were really nice however so we swam in that.

Beautiful and clean property in a BEAUTIFUL setting with fantastic rooms and a picturesque view of the Caribbean Sea. Staff was very friendly and helpful. Our only complaint is that it is 7.2 miles North of San Pedro on a VERY RUFF ROAD….. especially when driving a golf cart. If you plan on spending most of your time at the resort then you will be extremely happy however if you plan on venturing out often, it is quite a long and bumpy 45-50 minute ride ( EACH WAY ) into town. Other than that, it was a beautiful and very friendly place to stay with a great staff.

Staff was responsive and helpful. The beds are comfortable and I was able to get amazing sleep. The restaurant menu was delicious, specially breakfast. Beautiful property overall we will definitely book here again.

The food was not always hot and the structures looked pretty warn out. Beach chairs had seen better days..AC in front room did not work well at all. People were super nice...resort was quiet and peaceful. Good break from busy pace but needs some updates and repairs for the price.

We’d absolutely stay here again and highly recommend it—especially for couples or anyone looking to unwind on Ambergris Caye.

X'Tan Ha far exceeded our expectations & the photos we saw before arrival. The staff is lovely, room was well appointed, pools sparkling, overwater bar is dreamy, food & drinks delicious. It is seaweed season, but they cleaned it off the beach all day long so it was clear & water was gorgeous. We plan to return as soon as we can. A prefect vacation!

Everything was excellent, breakfast was delicious

This is a beautiful resort; the casitas we stayed in were just wonderful (with potable water provided)! Very friendly and helpful staff; appreciated. Also appreciated that there was an office of TuffENuff onsite to book our snorkeling trip. Downside: There's only one restaurant (and we really enjoyed eating on the pier) and no other restaurants nearby. One can order pizza and other items from restaurants in San Pedro, but the delivery fees are very high. And the cab fare to/from town is ridiculously high. There was a power outage on the last day of our stay It happened around 8 AM. First we were told power would be back on by 10 AMM, then by 4 PM, then by 10 PM, but each of these times came and went with no power. Staying inside was impossible, as there was no AC. While I understand that having a generator for each building may be cost prohibitive, I strongly suggest to the owners of the resort that they invest in one for the reception building so that guests could cool of in a scenario like this. I don't expect to pay more than $200 a night for a room that I can't use!

Loved the place Staff was amazing

Pros: Beautiful property with grounds well kept; lovely pools kept clean with plenty of loungers, complimentary kayaks, paddle boards, snorkeling gear and beach towels to use at the resort; over the water bar area where you could also dine, but we had to order inside the restaurant first. Concierge was helpful. Having a Seaside Villa was extra nice and it was a perfect size. Air conditioning worked great. Very quiet resort. Cons: FAR from everything else. To enjoy the island you will need to rent a golf cart, which they offer at the resort, but at a premium price. We found a golf cart rental which was delivered and picked up at the hotel for or more reasonable price. The road to town was horrible, full of pot holes which made it slow and painful. Road in closer to San Pedro were nicer, so you could avoid the extremely bumpy ride if your were nearer. The beach was full of Sea Grass so we really could not swim there, or walk on the beach at the resort. The island and the resort did not have long stretches of beach to just go for a walk either. Not a very nice restaurant, breakfast was decent, but dinner was just ok. Restaurant staff did not really seem to enjoy serving you. Breakfast doesn't start until 8am but for most excursions you have to leave before that so we missed a couple that we paid to have included. Bed was very mushy. Overall it was fine, but we would try something different if we went back to Ambergris Caye.
