This is the worst hotel you could get in Venice. Be prepared to check into the rooftop bedroom, of which hundred of mosquitoes would be flying around and disturbing you over night. Oh btw, no air con is available and there’s a lot of stairs. I booked two nights but sadly none of the night was free of mosquitoes. It was simply a NIGHTMARE.

I booked two nights of this hotel, but hotel took me another building in the first night, and the building is beside the dark and narrow street, that is not acceptable, but the hotel was full that night, I didn't have choice at all. Then I requested to change back to hotel another night. The overall experience is not good.

A recepção estava quase sempre vazia, quarto com as paredes sujas de sangue de mosquito. O lençol estava abarrotado entre a cama e a parede. Cobertores com aparência de sujo, inclusive achei cabelos brancos longos. Box do banheiro não tem porta e molha tudo a cada banho. Café da manhã pobre com poucas opcoes de comida.

Rooms were surprisingly spacious compared to other places we have stayed in the past. Decor was 1920's Italy with bright wall paper. Centrally located with 5 minute walk to St Marks Square and Rialto Bridge. GREAT VALUE

I was under the impression that I will be staying in the San Zulian hotel. This is what I paid for when booking it. However, when I got there, the receptionist took me on a walk away from the hotel, saying that 'this apartment is for our special guests'. I'm not if it was to be honest. It was a one bedroom studio flat. Overall it was okay, however, I paid to stay in the hotel... if I had known that they will put me in an apartment, in a dark alleyway, then I would have thought twice and stayed somewhere else. A bit of transparency would have been nice. 2 to 3 Stars 🌟 🌟

Breakfast was great as well as the multiple cappuccinos!

Great location Front desk staff not friendly and helpful. Buffet staff was very friendly and helpful. It has a very tiny TV No hand towels and the lighting was very Dim.

Localização excelente! Equipe muito atenciosa, café da manhã simples mas muito gostoso. Apenas o quarto que pegamos tinha um banheiro que alagava quando tomávamos banho, mas nada que tenha atrapalhado nossa estadia.

Great location, good communication, close to town centre, helpful in any advice and directions, breakfast included which is always a win, definitely recommend!

Room not as advertised in the pictures. We were allocated a room in the adjacent building. Which was dark and had the most minimal of fittings, not even a lamp and dusty. However the bathroom was great. Breakfast was average, but did the job. Incredible location for exploring the heart of Venice. There’s a lot of little things this hotel could do to bring it up to standard.

Frokosten var ikke spesielt imponerende, men inneholdt basis varer som skinke, ost (ingen tomater, agurk etc. ) og syltetøy, lyse rundstykker og scones samt yoghurt, cornflakes og müsli. Av drikke fantes kaffe, som var ganske god, samt melk og en type juice. Frokost var ikke mulig å få før kl 0800, dermed måtte vi dra uten på vår siste dag, siden vi skulle reise 07.30. Rommet er i gammel stil, det er vegg - til veggtepper på gulvet og badet har sett sine bedre dager. Aircondition virket ikke. Personalet sa at nå skulle det bli bedre, men det skjedde ikke under vårt to dager lange opphold. Men sengen var god, og det var veldig rent og fint. OBS! Det er svært lytt med mye bråk fra gaten til tider, men stort sett stille og rolig fra litt etter midnatt. Anommer du fra jernbanestasjonen St. Lucia, har du enkel tilgang til hotellet ved å ta fergen (9,5 euro for enkeltbillett per april 2026) til San Marco Vallaresso. Derfra er det en kort gåtur på under 10 minutter til hotellet via Markusplassen. Vil du bo sentralt er beliggenheten upåklagelig!

Location was good. Bed wasnt great, but ok. Breakfast was limited but didnt go hungry.

Petit dej ok 3 fenêtres dans la chambre étaient cassées. Beaucoup de moustiques, pas de moustiquaire. Il fait vite très chaud sous les toits.

Excelente condições do quarto novo com amenidades e ótima limpeza! Só o café poderia ser melhorado por disponibilidade de itens necessários como tipos de pães, suporte proteicos

Det bästa är att det är centralt Damen i receptionen var så hjälpsam och trevlig hjälp med att byta rum. Frukosten helt ok Lite sämre med städning dammråttor.. Dock nya handdukar varje men ingen tvål i duschen stort minus

Central beliggenhed, men værelset var slidt og aircondition var ikke effektiv nok til at køle rummet ned. Morgenmaden var under middel, og med meget få siddepladser. Personalet var venligt og imødekommende.

Good location for a base but very basic.

Price range too high based on condition of property.

Es un Hotel a un paso de San Marcos, limpio. Por decir algo, poca variedad en el desayuno. Todos los días lo mismo.
