The hotel is strategically located as it’s near the Sanjo and Kyoto City Hall metro stations (within 5-10 mins of walking). There are lot of restaurants just few steps away from the hotel and also 7 Eleven is only several steps outside the hotel. The hotel itself is clean and there is no complaint about it.

The hotel is located a short walk from a covered shopping arcade, the bus stops right out front to go to Kyoto Station, so great location. There is no food available at the hotel, but with a 7-11 and restaurants nearby, that is not an issue. The rooms are quite small. There is coin op laundry, but unless you are doing a VERY small load, expect several cycles in the dryer.

Great stay in Kyoto. Central location for everything we wanted to do and everything was within a walkable distance for us. Can't beat the 7-11 around the corner, too. Staff very helpful and friendly. Would stay again.

We stayed at Hotel Gran Ms Kyoto for several nights of our 2-week trip to Japan and it was a highlight. Everything was so nice, clean, and comfortable, and it was really nice to be able to share a bed with my partner since we stayed in several twin rooms! The location was great- an easy 5-10 minute walk to Nishiki Market and the most centrally located. Wifi was fast, free water for drinking, and the price you can’t beat. Would absolutely recommend!

To start, the hotel's location is fantastic; it is centrally located in Kyoto and is close to the river, many subway stations, and many stores, restaurants, and attractions. The staff were also excellent and provided excellent and timely service. My main gripe with the hotel was the cleanliness; the room smelled a little like mildew — damp and musty — and we walked in once to a dead bug on the new (?) bedsheet. The bathroom did not have good ventilation, and there's no way to adjust the room's temperate since everything is centrally controlled. We kept our window open for these reasons, but since we faced a busy street it was often very loud with sirens. Even with the window closed it was not very soundproof.

The walls are thin, we could hear a tv and snoring through the walls.
The wifi was slow and unreliable.
The room was too hot at night and the thermostat didn’t seem to do anything.
There was a high enough step into the bathroom that a stepping stool was provided.
It was a somewhat long walk to the nearest subway.
On the positive side, the location was excellent.

This hotel is located on Kawaramachi Street which is pretty much the main vein for downtown Kyoto. There is a lot of dining and shopping to do in the area so for the location and price, it was very well worth it. I overheard another hotel user complain about the AC not working in their room and hotel staff not really being able to do anything about that. Also convenient that a lot of the local transportation stops are closeby which included the bus, trains and taxi cabs literally parking in front of the hotel. Grand M's made my stay in downtown Kyoto well worth it and i would love to return here on my next Kyoto trip.

The location of this hotel was very convenient, walking distance from shopping, restaurants and bus/train. They provided adequate amenities such as toothbrush, toothpaste, razor, pajamas. The room was very small for the 2 of us and the bed was a double, both of which seems to be normal within this price range. One person had to sleep against the wall and right under the window, with curtains brushing against you. This room - while not luxurious - served our needs for a place to sleep, shower, and keep our stuff while we explored.

The rooms are small compared to western standards. If you have a clam shell suitcase, know floor space is limited even in a King Superior room. The Bathroom was very clean but there was a significant step up into the bathroom. If you have difficulties with tall steps, there are rooms available without the step into the wetroom/bathroom. The staff are very friendly and helpful. They can store Luggage for arrival/departure if you have an early arrival or late departure from Kyoto. Would highly recommend for a reasonable priced hotel in a fantastic location. 6 minute walk to Sanjo underground station and a few stops from Kyoto station on that train line. There are 2 laundry machines with tumble dryers available and accept coins only.

I felt like this property was misleading when it advertised air conditioning (AC) because it is not actually something you can control in the room. The hotel only has it on during certain hours and I was very hot all night as my window as chained shut. They also only have sheer window curtains and the bright lights from the stairway of the hotel across the street was very bright in my room all night. The WiFi was also terrible. But the staff was helpful and the bed was comfortable.
