Somewhat far from main areas but taxis here are frequent and cheap. Room is very spacious for Japan and can sleep more than 4 if you use both futons and beds. In room washer dryer is nice but didn’t dry very well, needs to be serviced.

Our family enjoyed our stay at M’s Inn. It was clean and comfortable. The long corridor did take up most of the unit space, but it was big enough for a short stay bigger than any hotel room. We loved the separate toilet and shower. We made good use of the washer. The AC was sufficient and the beds were comfortable. The inn is located in Higashiyama on the east side of the Kamo River, so it’s very quiet at night. The surrounding area is beautiful with many traditional buildings. It’s about a 10 minute walk to the two nearest train stations (the inn is located between two). It’s a 15-20 minute walk to the Sannenzaka and Ninenzaka area. It’s a 10-15 minute walk to Pontocho Alley and the main street on the west side of the river, where it is much busier even at night. Check in process was smooth as there was someone there to support, but do note that there usually isn’t staff on site. They were able to accommodate receiving our luggage ahead of check in, so we’re thankful as that helped a lot. Overall a clean and peaceful stay at M’s Inn. Would recommend if you are looking to stay somewhere quieter but not too far from all the action.

The idea of fully unstaffed/automated hotel is interesting: entry, check-in, check-out all done on our own with no staff present. And that works fine. Where this hotel falls short isn't in this area; it's in other areas. The kitchenette isn't equipped: there were two cups and two small glasses; there isn't much point to having a microwave and a refrigerator if there isn't a bowl, a plate or a plate to use. Unusual for Japan, the hotel allows smoking in a room near the entrance, and, as a result, there is a lingering smell of smoke as you enter the hotel, and even in your room if you are unlucky enough to be in a room on the ground floor. With these problems addressed, this hotel could move from the so-so category to something better.
