I stayed at this hotel by myself and felt very safe. It is in the middle of everything, but my room was not loud at night. The hotel is well kept, the staff was friendly and their bar stays open late, which was great!

During Fringe Festival this is a very busy area. At the moment it’s complicated by closed streets and construction. If you are game for the party, this is a great place to start.

Close to everything. Clean. They state that they had air conditioning but it only pushed air around. Small rooms, not much area to move around. Restaurant next door was awesome with good entertainment every night.

There were two negatives with our stay. 1. The room I stayed in faced the street entrance and was extremely noisy until late at night. 2. The room was very warm in the afternoon and evening. The windows would not open in the room fan unit was insufficient. To move the air. You either need to provide a large fan or make it possible to open the window for cool fresh air.

Sadly, of all the places we stayed in Scotland, your hotel was the only one that was disappointing. It was a combination of things. No fridge in the room, no airconditioning, and your picture online is receiving. Your photo makes it look much larger, which I suppose is the point. The other thing was, that even with the window closed, the noise from the homeless people below, bellowing constant swear words, and making noise well into the middle of the night, prevented us from getting any proper sleep. I stayed one night, a Sunday night in July. Pros: extremely centrally located near train station and halfway on the Royal Mile. Many shopping, dining, and pub options nearby. Helpful professional staff. The lifts and corridors were clean. Clean room, extra blankets and pillows. Large bright windows overlooking Hunter Square. Cons: There was quite a bit of noise until around 9 or 10 in the evening. Several times the smell of cigarettes or cigars would come in through the window from the street below. The water pressure in the shower (floor one) was extremely low, front desk said maintenance would look into it.

Given the location, I knew the room would be small, but it was much smaller then expected. Very little storage. The bathroom is very small and the toilet is inches from the wall. Not easy to use. Also, the parking garage is a good 1/4 mile away down and inconvenient..

If you’re looking for a place that is close to everything including the Royal Mile, this is it. However, be prepared for zero sleep. It is so loud and noisy all the time. People in the square were yelling all night long. 5 am ppl were still out screaming and yelling making it very difficult to sleep. The rooms are clean but very tiny. The toilet was so close to the wall that someone taller than 6 “ will not fit. The beds are very soft and if you have to sleep on the pull out couch bed, it’s short and feet will hang off the end and the mattress is uncomfortable. The rooms and hotel itself are so hot that you can’t cool down. At one point our room was so stuffy even with the windows open which was hard to improve with zero air movement. If you want a place that has air conditioning this is not it. Even a fan would have been nice to move the air. The staff were friendly which is nice to experience but that’s about it for this place.

The hotel staff was amazing! We had a fast and smooth check in/out. You also can’t beat the location. It’s central to absolutely everything. With that, it was incredibly difficult to sleep at night with all of the noise (recycling glass collection and foot traffic all night long). With no AC, we had to keep the windows open for cool air and unfortunately our window seemed like a heavily traveled road for late night transit. It was loud! The room was clean and comfortable for the most part but could definitely use some stronger water pressure in the shower.
