When you first get there the garden is disgusting full of rubbish containers of cooking oil and jugs of disgusting water. Walk through the main door it smells horrible you can see dust all over the carpets and stains the guy answering the door looked like someone who is ferry unkempt his clothes were stained with oil and torn. Walk up the stairs the carpets is very thick with dust walls need painting cracks and paint missing everywhere. The room had 2 beds a double and a single the walls and carpets were not very nice no curtains just broken blinds The bathroom was very small couldn't get in and out of the toilet because of the door the sink needed a good scrub. There was a kettle that needed descaling badly the drinks made from it were awful there's a fridge and a microwave in the room the walls had paint missing all over the place there were cracks in the walls the windows were very dirty. The breakfast was OK choice of cereals toast and tea/coffee the cooked breakfast very greasy

Amenities not as offered. Downstairs was untidy with piles of washing in places and wires hanging from the ceiling. The”Bar” was the breakfast room and it was not open. Family dog was allowed to roam which contributed to the lack of cleanliness. Rooms were clean and serviceable but very dated. Overall the property is very tired and in need of attention

Clean room very spacious excellent stay

Traditional B&B with an excellent breakfast just like the old days. Staff greeted on arrival and checked us in promptly with a bottle of fresh milk. Only issue could be parking as it's on a busy street we circled the area a few times before luckily finding a freshly vacated space.

It was unclean and smelt on entrance. Avoided breakfast due to uncleanliness and massive dog. Front was filthy. Would not recommend.

Rooms were spacious and clean also warm, staff very friendly

Amazing breakfast probably best you’ll get. Property is decent but a bit old school. Free parking bang outside too.

When I first got there I thought wot the heck it was a mess smelt like dog and the owner come out looking like a slob and didn't even know wot he was doing and I asked about the bar but he said we ain't bothering with it this year so that was faults advertise and yes the breakfast was all in with it but I couldn't bring my self too have it as the smell was making me feel sick and the fridge well no point having one as it didn't make anything cold, best thing about it was the shower. But the own needs too start acting like a owner instead of a lazy git

Excellent choices for breakfast,very friendly staff jenny and David go out of their way to help you,nice size room not far to beach and shops 5***** very big full English breakfast 100%all round.

Room was average cleanliness was the worst ive ever stayed at really put me off eating breakfast there

Had a really nice time in Bridlington despite the weather. Good accommodation, friendly, pleasant staff and excellent breakfast, would stay with Oakwell holiday again.

property looks well from outside, soon as you walk through the door u get a dog scent the dog is lovely tho! not very helpful to find rooms just got given a key with a number, bed was really comfortable, bathroom and some of the walls wasn’t very presentable to customers couldn’t see through the only window in the bedroom because of the condensation, didn’t want to use the shower the time we was there due to the un cleanliness, had breakfast the one morning and didn’t want too have it again as made my partners stomach poorly and soasages where bright pink! this is not a review to drag the hotel down this is my honest opinion! (we stayed in room 9)

Had a nice stay Worth the price Lovely breakfast!

I don’t no why I’ve seen poor reviews as Dave really try’s hard to make your stay great.. the position of the B&B is great and Central, it’s homely not fancy but we paid very little to stay here and had a huge quality breakfast. We would definitely stay again, don’t pay very little and expect 4/5 star.
