Highly recommend this place to stay in Kyoto, so close to Gion, wonderful restaurants, and transport. The accommodation is so spacious, well equipped, clean and has a wonderful feel with an amazing wooden bath. Special thanks to Yui who works the front desk and the Cafe. She was wonderful, so friendly, helpful and welcoming to us. It's an amazing place and we would definitely return next time.

We loved the place. Out of the hussle but blocks from activity. The house is beautifully designed and modern. Very thoughtfully decorated with simple touches. It was fun being above a cafe, where staff were helpful and welcoming. The only drawback for us was the beds and pillows -they were just too hard to get a good nights sleep. The linens were soft but our backs hurt until stretching.

First, the listing was inaccurate. It stated 5th bed was a futon but in reality they put a mattress pad on the 3rd floor “room” that you have to go out side on the roof to access. This in no way was appropriate for our group which included 3 kids.
Second, the communication with the front desk was non existent. We tried texting and calling many times and we go no reply.
Third, the living and bedrooms and bathrooms all share a very large window that overlooks a back street and apartment buildings. There is zero privacy besides a very thin bamboo screen that only covers 1/3 of it.
Last, the bed and pillows were a joke. Very hard and uncomfortable. The pillows didn’t even have a pillow sheet cover.
I would not stay here again. We had to leave after one night. It is not surprising that they require payment up front when checking in.
