It was really good. The bathroom was neat and refurbished. lovely shower. It's a more on the cozy small side, but for a short stay in Edinburgh, it's close to the tram stop for easy access to train stations. The lock without the key card was fiddly, but the hosts answered their calls very quickly and handled the issues with immense professionalism. i would recommend the stay. It was lovely.

Excellent property for the value and location (next to major route for trams and buses to the center, restaurants, coffee shops, bakeries, and grocery store all nearby). Room was clean and even though we were on the first floor, very quiet. Electric tea pot with tea, coffee and biscuits were a nice touch. Staff were incredibly friendly and helpful. 30 minutes walk to the center and safe at night to do so. The location itself was very nice and quiet from the bustling center, really appreciated all the locally owned shops nearby.

The hotel is undergoing renovation, so I think that's why we were given a room without windows. As a result, there wasn't much ventilation. The room and bathroom were clean. I think that for the price, they could improve the service at reception and the bar. Bear in mind that it's not in the centre, but you have good bus and tram connections

This isn't a fancy pants hotel but I would happily come back to it. The room was ready at 4 but it was possible for us to store our luggage from 12. The room was more than large enough for us, two adults and two children, queen bed and a sofa bed. The wet room was built to be accessible for wheelchair users. There was a slight drainy smell but it was fine once you ran water through the system eg after a shower. There wasn't a fridge in the room but tea and coffee that you were welcome to top up. It is situated off the Leith road which is has every type of cuisine conceivable so you won't go hungry. Very comprehensive transport links into town, or buses/ tram but also very walkable. All in all it is fairly priced for what it is. However the best thing about this hotel was the staff. They were so friendly and really wanted to be as helpful as possible. Honestly I would come back for them alone, really lovely people all of them.

Great location, the staff were very helpful and friendly. Comfort was low because the room had a plastic smell, the shower was built for handicap accessibility so it wasn’t as comfortable, and the bed springs kept jabbing my ribs. Very nice place overall : )

Great value, clean room, excellent location, very nice staff. Only hitch was that the curtain for the skylight wouldn't close, but the nice lady at the front desk offered up some beers as an apology. Worked for me! Oh and they deactivated our room code prior to checkout time. Luckily there was someone at the front desk to give us an actual key card. All in all, great though.

The staff were lovely and the room itself was clean, as was the bed. The bathroom however stunk of damp but on the surface it looked clean to be fair, could have been the lack of ventilation. It wouldn’t put me off staying there again. Enjoyed my stay overall and would consider the hotel again.

From the moment we arrived we were disappointed. The front entry courtyard has trash, broken umbrella and chicken bones scattered. We were then shown our room by the receptionist/housekeer, she was very nice and I felt bad because she has to deal with unhappy people, then it was downhill. The photos online are deceptive in my option. The room has only a skylight, no window. The bathroom has no window or fan. It smelled terrible and she proceeded to spray it with some floral air fresher. The third bed was so uncomfortable. No housekeeping until you checkout. When we arrived we asked to speak to the manager who was never onsite, if we could cancel and that we were happy to pay the first night and they would not. Really put a damper on our trip!

Very nice place, helpful staff. A bit of a walk from old town but it is right on the tram line. You can go outside and catch a tram right to the airport. Rooms are small but very nice. Lots of restaurants and pubs around.

Wonderful little spot for our quick stay in Edinburgh. The room was spotless and comfortable, with some local beer as a welcome present and a kettle to make coffee/tea. The location was extremely convenient with some excellent cafes and restaurants in the area and just steps away from bus/tram stops for easy access to the Old Town and Waverly Station. They also offer free luggage storage which was super convenient when were checking out in the morning and had some time to explore before our train in the evening. The only small downside was no AC in the room which got a bit hot during the day, but wasn't a problem in the evening.
