Everything was fine. We never met any staff; however, staffs were very prompt in responding to messages. Room was super clean. Washroom was super clean too. The room was large enough for 2 adults and 1 child. Although no staff was present, a phone number is given for emergency. I hope it works well and conversation can be made in English. The location is excellent. Overall, very satisfied.

We really enjoyed our stay here while in Kyoto. Good location on a quiet street in the Gion area with good food options nearby. Room was spacious, beds were comfortable, and AC worked well.

Clean room

Nice size room and comfortable stay. It's a bit of a self check in style with no staff on site, though this was not an issue for us and check in was smooth. Staff were very responsive and helpful when contacted. Our room had a bit of a feet smell which I'm assuming was from a previous guest standing on the tatami after walking too long in Kyoto, though we had some air freshener with us so we fixed the problem xD

Great location and the washing machine was nice to have. The staff were very responsive and pleasant to work with. The washing machine wasn’t in the cleanest condition and our bathroom door handle fell off on the final night of our stay, but overall a great place for the price we paid and the location of the accommodation.

Extremely spacious for Japan. Less correspondence would be nice but really enjoyed my stay. Location was central which was convenient.

Spacious room, clean with great amenities and very close to the centre.. loved it!

***BED BUGS*** The location was excellent. The amenities were minimal - there wasn't a single hook on the walls for towels or clothing. The main issue was that we woke up with BED BUG BITES! We even saw them moving and crawling on the walls in the morning. We got out of there FAST and asked for a refund for remaining nights.

Great place to stay! There are no staff on site but the owners were super responsive even when we asked to check in early! It’s a great location to the train station and the gyoza place at the end of the street is incredible! Also laundry is very close! Will definitely stay here again next time we stay in Kyoto!

Very clean room, toilet has a ventilation system, shower is great, staff was very responsive, aircon is good. Laundry is shared. Walkable distance to everywhere 5-8 min walk to closest station.

Good location. Lobby is very barebones. Room is spacious. Love the tatami area. Very quiet neighborhood.

Convenient location

Although we did not have face-to-face interaction with anyone at the property, they were very responsive messaging through Expedia app. The property was lovely and just as the picture displayed. We were able to check in at 1pm instead of 3pm because the housekeeping was done, which was greatly appreciated because we were hot and tired after our trip! The location is wonderful! Walkable to Pontocho alley, Nishiki Market and all the shrines on the East side of Gion. We would stay here again!

It is the only hotel that sent me far too many emails to inform me, confirm and reconfirm with me. It was annoying. It’s a contactless hotel but it was tedious to just get the code for the room and the main door… They asked me days before my arrival if I could confirm I was coming, then they wanted to know the time of my arrival then they would ask me to let them know when I was 30 minutes from the hotel then I had to inform them when I was in front of the hotel to just give me the code to enter the hotel. Then they would let me know while I am at the hotel door that the check-in is actually at 3 pm knowing I was arriving in the city at 1:30 pm. They let me in but it was tedious and totally unnecessary. I think I got about 20 messages starting days before arriving to the hotel. I was so relieved that no other hotels in Japan sent me so many emails.

I like that it is perfect for introverts as there is no need to speak to staff really everything is done independently. I did not like that there is absolutely no way of reaching higher floors without having to carry your luggage & of course I got the top floor & had oversized luggage. I think maybe assigning rooms based on luggage would help. However, I assume this may not be possible due to specific room types on specific floors (ie; two beds rooms on floor 2 & single beds in room 3) but other than that it was great especially for a solo traveler

Great location with a very smooth self check-in and checkout procedure. Stayed with my family for a couple nights and will definitely come back for a longer stay next time.

Great location, close to the tourism spots and dining options. No elevator for this building. If you have heavy luggages , it will be hassle.
