Clean room, friendly staff and excellent services

Having stayed in most Guam properties, this has been my best stay overall. Strong product. Good service foundation. A few specific areas need attention. • Housekeeping. My room was rarely cleaned before 4:30 pm. This limits daytime rest and use of the room. Set an earlier service window or offer a guaranteed cleaning time. • Lobby lounge. Expand the menu. Many guests do not want buffet dining for every breakfast, lunch, and dinner. Add light, healthy, and à-la-carte options. • Pool bar service. Staff need to greet guests, smile, and engage. A simple “hello” and “enjoy your day” improves perceived service quality. • Check-out experience. No thank you, no “did you enjoy your stay,” no farewell. Train front desk staff to close the stay with warmth and acknowledgment. This is a missed brand moment. • Pool condition. Multiple tiles are loose. This is a safety and quality issue. Inspect and repair promptly. • Beach access. The beach was closed to guests. This removes a core resort benefit. Clarify the reason or reopen access. You have a strong property. Fixing these points will lift the guest experience materially and protect the brand.

Wonderful stay!

Very clean!

Our stay at The Tsubaki Tower was lovely. The room was spacious, brand new, and luxurious, with a breathtaking view. The staff were friendly, polite, and welcoming throughout our stay. The infinity pool was relaxing, and the location is excellent—walking distance to shops and restaurants. The gym was usable but felt stuffy and warm, while La Cantina rooftop bar had good service and music, but the air-conditioning was extremely cold. Breakfast was the area most needing improvement—quality, presentation, and delivery did not reflect a high-end luxury hotel. Housekeeping was also inconvenient; our room was cleaned very late each day. We were out in the morning and back in the afternoon, yet the room was still messy, making it hard to rest or take a nap before dinner. Room rates during Christmas were nearly three times higher than usual, which felt excessive given some services still needed improvement. I was surprised by the policy on special celebrations. With luxury hotels like Ritz-Carlton, Four Seasons, or Shangri-La, small complimentary gestures for birthdays or anniversaries—petals or cake—are usually offered. At Tsubaki Tower, even simple arrangements cost $50–$150 plus extra for cake, so I chose not to proceed. Despite these points, they were minor compared to our overall stay. It was still enjoyable, and The Tsubaki Tower remains a beautiful hotel with great potential.

View was wonderful. Balcony is completes the perfection. Staffs were very friendly. Facility condition was well maintained.

This hotel is a must stay when staying in Guam. The staff, hotel and everything associated with Tsubaki Towers is top notch!

It was nice time for me to stay in the tsubaki tower. Everything was perfect especially, executive floor staffs were very helpful and they serve us as a family. I will be there again and again. Great!

First of all, the stunnign view made me speachless. Cannot believe every room has this kind ocean view. It was totally worth it. Second of all, the staff there was so kind. Every single person, especially those in the lounge and dining areas, made my hotel stay truly special. If I have another chance to visit Guam, I will definitely stay here again.

The stay was fantastic from the room, to the pool, to the buffet it was definitely a 5 star experience you won't forget.

Was a very nice place to stay away from the noise but not too far from shopping. Great staff, clean hotel and very nice rooms. Loved the bathroom.
