Absolutely devastated, my room (A10) was disgusting, hair down the toilet (I think) dirty towels on the side of the sink. The living quarters stuck of dogs, I know it’s a dog friendly hotel. But it felt more like it was a human friendly one and that 10 dogs had slept in there. Every corner of rooms covered in cobwebs, leaking radiator in bedroom. Not one room was how it should be, maybe rather than having fancy light switches spend more on the cleaner. I hate leaving a review like this, but that room should not be rented out in the condition. The smell of the living quarters was that bad I had to stay in the bedroom as it was unbearable to smell.

Staff very friendly, unfortunately room wasn’t cleaned particularly well with plenty of cobwebs. Bed and bathroom reasonably clean. Lovely lakeside location with a few farm animals close to reception.

Friendly staff and clean room, hottub was also in a very good condition. although the towels provided are way too small to be used after getting out of the hottub. There is no fishing from the lodges as we expected but we didnt realise there is no fishing or room service at all during the winter months. Makins fishery remains open for the winter though and is only 10mins down the road.

The receptionist upon checking in was lovely and very helpful. The room itself was very nice and the view was incredible. We also ordered room service for dinner which was great- they had missed some of the order but it was rectified when we found someone to tell. Only downside was the noise. We came for peace and quiet and there are signs everywhere that " quiet time" is 10pm -6am and that noise wont be tolerated. However a couple of doors down had a party so there was music shouting laughing .. i think the 2 rooms next to us were together but had booked separate rooms as they were in and out of each other's rooms all night with shouting , laughing , running up and down the hallway slamming doors and music and jumping about all the way through the night and past 3am. I finally fell asleep at about 4am. There was no one to contact about it other than an emergency number which i did try a couple times but no one answered and i didnt feel right calling between midnight and 3am to wake the owner up . I did email them during our stay which was a week ago but still had no reply. Reception wasnt open when we checked out- only a key drop off box so i couldnt speak to anyone then. Had i have received a response my review may have been better but they ignored me :( ive been on a butlins adult big weekend and the noise was very similar to that and when theres signs everywhere that quiet time starts from 10pm but theres no one available to remedy it when it doesnt happen.

Everything you need in a b and b, we had a kettle and mini fridge in the room however take your own bowl and spoon if you want cereal in your room! Clean, comfy bed and convenient for visiting family in Nuneaton . Didnt use room service or visit restaurant.

My low ratings are for the communal area inside reception & bar/restaurant. There was a lot of rubbish laying around including on the sofas & chairs. Every surface & the floor were extremely dirty. Horrid smell too. Glasses & cups were filthy. Our room was surprisingly nice; clean & spacious.

We arrived late after a long drive from Scotland was given our room which seemed ok at first but then discovered tv didn’t work. Upon reporting this to the rude staff, we spent the next hour with a guy in the room trying to sort it ending up with a replacement on the desktop that had a broken screen as this was the best they could do. To add to this the room was absolutely thick with dust and filthy even on the coffee table and all round cleanliness was very disappointing. Unfortunately had to spend night here due to it being so late but definitely wouldn’t recommend this unless your maybe considering a fishing trip.

This place has the opportunity to be something great. Here come the let downs:- *bathroom didn’t look like it had been cleaned *toilet seat not fixed, clearly there are issues with plumbing as the toilet made noises all night *toilet roll holder hanging off the wall *hot tub - you could see the later of dirt on top of the water - for this reason it wasn’t used * cobwebs all over the balcony area *broken chairs *stains on the sofa * bug marks all over the walls *walls are paper thin *outside the lodges needs tidying up - very run down After all the above we didn’t feel we wanted to try the breakfast…definitely wouldn’t go back, unless there was significant improvements to the cleanliness.. There seemed to be a heavy focus on tech in the rooms…it’s a shame if there was that much effort put into the cleanliness this would be a great place
