This is a well located budget hotel. It’s basic so don’t expect too much. Had to move after the first night due to a noisy ac unit outside my window.
Hotels.com made an error with my booking so I had to leave a day early. Not the hotel staffs fault.

Upgraded me to a balcony room on arrival and I must say the view was stunning, the room however was dusty throughout. The service of it was poor; I think they changed my small bin twice; didn’t change the bedding over 6 days; had to ask for new refreshments and towels twice; television rarely picked a signal up; telephone didn’t work to contact reception; it was a very compact for a double room too; extremely hot weather and the dusty fan provided gave no relief at all.
The guy on reception was nice enough, however his comprehension of the English language was not great. Other methods of communication in the written format of your hotel guide, were very shabbily presented and lacked any relevant guest information.
Regarding the amenities; no food available; no restaurant open; basically you are just confined to the room when in the hotel. I guess that’s reflected in the price, however I do think given the location and should they ever fix the basics on cleanliness and provide services given upon booking, they would upgrade their rating by two points and be able to charge more.

When booking it said parking and breakfast. Neither available no breakfast and parking is street parking have to find a space which wasn't easy had to park 10 min walk away costing £20 for a permit voucher.
Bedding was clean bathroom black mould, had to ask for another mug as we were a couple and gave us 1.

The room was filthy, under the bed hadn't been cleaned for what looked like a long time (used tissue and cigarette bud alongside various bits of crap and dirt), mould in the shower, wardrobe door broken and fell over when tried to move it, floor was greasy somehow, bed covers dirty, when we turned the fan on it sprayed dust around the room for half an hour, the window opened to a rooftop covered in more discarded cigs and loads more crap. I could go on but you probably get the picture. Bank holiday weekend so I paid £200 for one night, absolute joke and health hazard.

Last minute booking at 10pm and arrived 1 hour 30 minutes later, check in was seamless as always, room very clean well stocked with tea and coffee and a good sized TV.
Staff are always friendly and helpful in the small hours.
Hotel is in a prime location, right on the seafront in the heart of Kemptown but on a quiet side street so it is also markedly peaceful.
This was the best last minute deal and value for money by a country mile.
I will definitely be staying here again.
